My top floor one bed flat in a Victorian conversion will be available from next week. The location of the flat is great! It is situated just near East Dulwich station on the very lovely, quiet, tree-lined cul-de-sac, St. Francis Road. It is just a short distance from the many shops and cafes of East Dulwich and Peckham.

The flat has a really nice layout with good light. The downstairs flat is owner-occupied and the entrance, front garden and communal hall are very tidy. The lounge is a good size and can be let with or without a corner sofabed and dining table and chairs. The bedroom is a good sized double and the bathroom is a good size with a shower over the bath.

I'm a little slow to reply to you but I have been teaching all week and the tenant just left on Thursday so this weekend I am at the flat to do some maintenance, etc. A six month tenancy would really suit me too.     • I'd try the Dulwich Village or "North Dulwich Triangle" forums for more local knowledge but I don't think those areas compare to Abeville Road at all. It will be quite a different lifestyle.
    • Yes, Dulwich Village commands a premium and justifiably so given access to the City via London Bridge plus the top rate schools within walking distance.  The bus services are really good also - 37, 42 and P4. The P4 is useful for connecting to the Victoria line at Brixton. It's worthwhile waiting for the right property. I know of one which will be coming on the market in a few weeks - 4 bedrooms and south facing garden circa £2.5m.
    • This is an utterly foolish and alarmist statement, completely at odds with reality.
    • I realise this is highly unlikely, but if anyone has a colour laser printer in very good working order, I'd be delighted to take it off your hands!
