Side Return Advice - Landells Road

Hi All,


First time poster and will be a resident in East Dulwich very soon.


We have recently bought a 2 bed terrace house on Landells Road.


We would like to have the side return extension done.


HOWEVER, some of the prices that are being thrown around terrify me.


The area of the side return is around 6.88 sq meters. The kitchen in its current state is 7.17 sq m.


Could anyone please advise what the building costs of this would be (ignoring the cost of the kitchen itself)?


To cut back on cost we would likely not extend past the current length of the house. The doors etc don't need to be too fancy.


Any help/experience would be massively appreciated. Any builders out there please chip in!!

Have a word with Angela Lyon of Orbital Chartered Surveyors. As a Chartered Quantity Surveyor she can cost a project accurately to within pennies. No shabby estimates with her. As a Chartered Buildings Surveyor, yup, she's double chartered, she can take into consideration factors relating to the existing building and if you like her over-all cost, she can get the whole project done for you under one roof, which is her motto. She's over 40 years experience in this (started in her teens). It's worth a chat with someone that knows what they're talking about at least. Then you'd get an idea if the prices you're getting are realistic or off this planet.

Thanks for your advise, that is not a route we had previously considered.


It would be great to hear from anyone who has done a basic side return extension on a 2 bed Victorian.


I should have mentioned, it is end of terrace if that makes a difference...

    • In answer to your question Pugwash, the variety of foods that they offer both in canned goods and fresh. i personally no longer am a Sainsbury customer after years - feel that the quality of both their fruit, veg and fresh products ie meat, chicken, fish is not of a quality that they use to be. Agree with Sue that Co- Op does not make for a pleasant shopping experience.  On the subject of Waitrose not coming to ED - one can only assume that market research has been done by the company which makes it a non starter which, when you think about it is strange as all the big contenders are here.. Perhaps the powers to be have never heard of ED!! Maybe a Lidl or Aldi will rear their heads but somehow can’t see it as space is way to small. Really is strange that Waitrose is a non arrival - never ceases to amaze me how many eateries are in Lordship Lane alone and the majority all survive.  
    • What is it that makes Waitrose so special! Admittedly I have shopped a couple of times in the Orpington and Beckenham one - sometimes buying food which I cannot get else where. Their 'basic range' is not bad. Price for price and quality - M & S.
