Mould in ground floor flat-undiagnosed leak and possible damp problem?

I have quite a few jobs that need investigating and resolving and would greatly appreciate recommendations and advice.


I have a ground floor flat and need help with:


1. There appears to be a leak somewhere in the pipe work in the bathroom or near the bedroom radiator. It could be from the bath, shower or radiator but I need an expert to identify the source of this leak. It has caused the skirting board between the bathroom and bedroom to rot and there is a lot of mould under the carpet and in two corners of the bedroom.


2. I also need to explore the possibility of there being damp in the bedroom. Could it be rising damp?


3. I need the front steps leading to the front door of the building to be sealed as water is seeping through and causing mould to grow inside my flat.


4. I'd like someone to look at the pointing work (v minor work needed) as again I think it is causing water to seep into the flat in a couple of places.


4.I am not sure if the flat is adequately ventilated and may need to get extractors throughout.


5. The front door frame needs to be replaced as rain water is pooling around the base and has caused it to rot. In addition to this I need a drainage system made so that the water doesn't puddle around the frame.


6. I need locks for my bay window replacing.


I guess the last two jobs could be done by a handy man but I am also looking for a very good plumber and also a damp specialist to assess and repair as necessary.
