Peckham is Peckham. Estate agent drivel to re-brand existing neighborhoods with ridiculous names is a way of encouraging gentrification and super house price inflation. It sub divides communities unnecessarily. The short walk between Bellenden RD and Rye Lane may as well be a 8 hour flight from Heathrow. 20/30 years ago that was not the case. So yes, Bell End Village is more appropriate in my eyes.

I'm kind of OK with Bellenden Rd and the streets off it to be referred to as "Bellenden".. but "Village" is daft!

Bellenden is claimed to be distinct from any of its surrounding neighbours for a number of reasons (largely those trying to justify why they spent over 600K in Peckham)

Dulwich Village is a historical name. This was a village long before London consumed it. Bellenden Village is a made up thing by estate agents to make posh 'do me uppers' feel good about the fact they invested in an otherwise shit area (in their eyes).

I love Peckham, I grew up there. I do think it needs an overhaul and tidy up, and that process is in motion right now so let's see what happens. Rye Lane is shit yeah, awful in fact. What I find patronising is estate agents giving areas these made up names for one purpose and one purpose only. It's annoying.

I'm prepared to give any business a chance. 'John the Unicorn' is brought to Peckham by the same owners of EDT so I'm thankful for a new boozer locally and wish it every success. Whether it's my 'cup of tea' is another matter, of course.

Well there are plenty of people living in Peckham but will John The Unicorn ever be a destination pub.

Interesting point foxy. It's certainly in a good location and will re-direct and possibly increase footfall from the starion up Rye Lane of an evening. Particularly so as a few doors along from here a new chain restaurant is set to open this year, 'Turtle Bay', which will give people a reason to head in this direction. Let's just hope this all inclusive a deep clean of the streets in front of these places.

    • What ever they decide I would have thought that the skate park would not be staying but really hope I am wrong as in my minds eye, I see the skate park as potential parking spaces after all if it is going to be community, flats, retail units, cafe, etc folks are going to want to have the parking availability - Amir like the parade of shops opposite. if the skate park goes then I think it is Dulwich Estate obligation to find another suitable area… a lot of community spirit and hard work went into developing the skate park and the youngsters should be very proud of what they have done  and achieved.
