Agree with a lot of what Paul Scholes said. Just now LVG came out with this little gem... We are improving a lot, but it is a process. We were in the last 16 of the Capital One Cup and in the Champions League. Last year it was not like this. Hellefookinglujah, we made the last 16 of the League Cup*. Next year, the quarters! *Puts up bunting....*

Where have you read that the Ombudsman always sides with the planners? If you're that worried about the relationship between the planner and your architect, use a specialist Planning Consultant for an appeal. They deal solely with matters like this, whereas an architect's experience will usually be limited by comparison...

Ots, you could do some groundwork now by getting your place valued by a few estate agents and/or doing it yourself on a site like Zoopla. That should then give you a good idea of your Loan to Value %. Once you have that info you can see what deals you would qualify for. Don't forget to factor in upfront costs like lender's arrangements fees, they can quite often make a difference to the headline rate. A broker should be able to do all the number crunching for you...
