  2. lesalden..the peak times for selling houses are Spring and Autumn. This should be one of the busiest times to sell. People want to be in for Christmas so the next 6-8 weeks are crucial. Then the market slows down significantly. Therefore it is important that you have a conversation with your agents asap and, if they are any good, they will advise you. It could be anything incl. price, photos, unappealing exterior [a lot of buyers drive past properties before deciding to view], too much competition at similar prices, etc. Ask them if there is any one agent dealing specifically with your property. How many buyers have they contacted? Do they just mail out or have they a 'hot list' of ready-to-go buyers? What has the feedback been from the 4 viewings? Have they informed you of this? What do they suggest you do in order to have sold by Christmas? It boils down to your own personal circumstances as to what you do but you need to be very proactive with your agents. If they have not reassured you, change agents. There are plenty of individual agents who EDFers have found help them sell their houses despite the slagging off they regularly receive on the forum. Also, you might want to consider whether or not you want to leave your house on the market through the lean months, with the risk of it looking stale, or re-market it in the Feb/March. Either way, you need to address it now if you want a chance of selling before the market goes quiet. I sincerely hope you get a buyer asap.

  5. Bringing out the odd bin seems a bit weird. However, either way, I am not too comfortable with photos identifying people on the forum under these circumstances. From the back, maybe. And what about the other person in the photo..are they involved? "Honestly, boss, I was stuck in a tunnel when I was meant to be at work at 9am..."

  9. That's really annoying. Just checked my Golf on Dunstans, luckily still intact. I do have three spare hubcaps from a previous Golf that you are most welcome to have. [i had ONE nicked a couple of years ago and my lovely [then] neighbours bought me a new set for my birthday!] There are only three but you could pretend that you had just one nicked... Jacqui.

  11. I have not been a patient at this practise but accompanied a very nervous friend there a couple of months ago. Rather than it being a calm place, the [?]owner was showing round the builders, letting them bang on walls outside treatment rooms, talking loudly about refurb plans whilst in the waiting room , ignoring patients etc and it all seemed very inappropriate. It clearly wasn't patients first and , from what everyone is saying here, it still looks like that.
  12. Hi crystal7, I am now ex-St Albans after moving back to ED last year so not quite what you are looking for. However, if you need any advice on the merits of areas to live, etc.. feel free to be in touch. I will add one thing, though....the CPZ will make your lives a misery so arm yourself with plenty of parking vouchers as you will not be able to stop anywhere near the town centre without one! [i still have some if needed!]. Its a lovely place, great for families, but I have a feeling that your EDF habit will remain strong. Good luck! Jacqui.

  17. Offered to get a cold drink for the guy cleaning my car in Sainsbury's car park whilst I was shopping... He said a Coke would be nice, but discovered all the cold cokes were in bottles with names on them. Could have had Laura, Bobby, Anna, Mark,... Not sure it felt right to be giving a coke from a 59year old woman with 'Bro' on it but he seemed to appreciate it...

How about a bit of generosity, tolerance and UNDERSTANDING of the dreadful situation some people are in? Reading this diatribe over petty issues really makes me embarrassed to be part of the East Dulwich community that is sometimes represented on this forum. You need to find a gated community in and lock yourselves in.

  24. I agree with Sue. Unless the house details say 'newly rewired' I think you sometimes have to take a property as is. How about asking the vendor to go halves and this financial arrangement can be factored in by your solicitor to take place at completion? Then you don't have to go down the 'reducing the offer' route, the vendor might feel more inclined to say yes, and you have a contribution to improving your property which, in return, will increase in value for YOU to benefit? The vendor might be seen to be in a position of strength but he might not want his emigration plans spoiled by a such a sum of money.
