  1. Trying to catch the bottom of the market needs lots of luck . A small rise in house prices may not indicate the bottom has been reached . The decision to buy , or sell , will depend on many factors such as family circumstances , financial position , and expectations of future pricing trends.There is a very strong possibility that prices will continue to fall for another twelve months.If one needs a home and can afford to pay current prices buy now .Otherwise , hang on for another year and take a calculated gamble and buy then.

There is a lot of truth in your comments Rossy. The majority of comments on this forum can be said to be generalizations , especially ones exalting the virtues of living in ED.

  14. By definition it was ethnic cleansing. It seems that most people are treating the change in the demographic make-up of ED as being of a negative nature just because the words "ethnic cleansing" are used.
  15. Michael , you seem to be making a lot of "psuedo-intellectual old wank" about the meaning of ethnic cleansing. ED is certainly changing ethnically if one looks at the movement between black and white people in the area. Virtually all the prams how wide occupants who are in the main British. The term "economic ethnic cleansing" does not imply any sort of criticism towards the new people . The movement of peoples is being carried out on a voluntary basis where those selling are quite happy to take the money that is being thrown around ED. Nevertheless , it is ethnic cleansing.

A tick in every box. I am not so sure about IKEA and the adjoining area. Last time I was there the wind was blowing the wrong way from the local sewage works . Now , that was some shitty smell.However , the comparison between Croydon and ED is not quite fair as we are comparing a large multicultural London Borough to a small , white , middle-class dominated area inside Southwark .

On my to Brighton roadworks caused me to end up in West Purley , part of boring S.Croydon . The streets/roads/avenues were all empty except for the dog walkers , no prams and the people must be very poor as there hardly any cars parked on the roads. The detached houses all looked pretty but soulless , whereas in ED we have wonderful damp ridden terraced properties which force us to speak to each other.God only knows if they have anything like LL, though they do have big golf courses where the blokes go to drink and fart . No gastro pubs for miles .It must be hell living in the leafy parts of S.Croydon

  21. Economic ethnic cleansing of black people is certainly taking place . I know of several black families that have taken the money and moved to places such as the West Indies and Croydon .The majority of people replacing these families are young and white.
  22. Nice one . Presumably , they can only check the bins in front gardens . All other bins would need to be checked on collection days.
  23. Food waste recycling is being done in some parts of Croydon where houses have big rear gardens.
  24. You are absolutely right Siduhe . The Council are simply misdirecting resources.Many of the bins are in front gardens which are accessible to the public . Mockney Piers is correct in stating that it is impossible for the Council to stop the public putting rubbish in these bins . They may catch a few idiots who put identifiable rubbish in such bins , but once the public becomes aware of Council snooping tactics will change.I guess the next step is to put cameras in every street corner . We need the Council to cooperate and encourage its citizens rather than use snooping tactics that will only produce negative results.
  25. As I understand the situation bins are being inspected so as to ensure that ; 1.Bins are used only for domestic refuse that cannot be recycled; 2.Commercial rubbish is not being dumped in domestic bins; 3.Public are not dumping rubbish in bins allocated to specific households.
