It can take some time for courts to hear these cases (although each one takes about 5 bloody minutes). However, if you are on decent terms with the tenant you can explain to them that you will get costs against them (incl your legal fees) if they do not vacate following the notice period. Almost every judge will make this award so this is not an idol threat. It will then of course be up to the tenant, but they would be v daft to take this route as they will presumambly at some point need a reference from you to get onward housing?   2. She can leave after S21 expires without there being any case of intentionality. So you only have to wait another couple of weeks. If she does refuse though it's courts, posession orders and bailiffs but you can apply for and will get costs against her.

Some of the stuff you are talking about is the fun stuff about having a baby, the exciting preparation stuff, and very often is something the male partner can do to help feel he is involved. Maybe it is just me but I loved getting the house prepared for the new arrival, and doing the cooking and cleaning whilst mummy and new baby rested and bonded.

  7. Anyone brave enough to cycle in London deserves admiration and respect imo. I am sure you cannot be in that much of a hurry. V often I drive from ED to Nunhead and the cyclists always get their faster than me so I fail to see what the problem is.

  11. What sods! They did actually empty a few of them in our road back into the small blue crates. I guess they just got bored of it. TBH the bloke I spoke to did sound quite weary of it!

  23. It's gonna be a bit chokka outside the front of my house, but I am gonna embrace the change. Nappy user is only 6 months so should not be too niffy for a bit!
  24. It is nappies I am most worried about. Guess I will need to give the bin a dam good cleaning to start from the best possible hygiene position. I do have concerns though :(
  25. Just announced by leaflet this morning. Any tips for making this work in a small house with 4 ppl living in it. Where Reball the necessary bins going to live? The smell next summer will be disgusting.
