  1. In addition, if it is at the point where there are sealed bids this can sway the surveyor ... massive demand for it drives the price up and they are more likely to approve the money.

  3. Buy-to-let has disappeared, developers cant raise finance (only the cash ready are still going), and the less desirable stock and high-end stock is impossible to move. Its the popular, young professionals flats (typically 2bed garden) and the small family homes, that are gold dust at the moment.

  5. In addition, although the Telegraph article makes a lot of sense, how can you compare contrasting areas ?? What is going on nationally is largely irrelevant. In East Dulwich supply is low and demand is high, that is only going to move prices one way, and sealed bids is a frequent result of that. What the future brings though ?? ... who knows !!

Pretending to need to go to sealed bids is bordering on illegal. I think its far more likely that the agents have done their job properly and valued it accurately, hence got lots of interest and demand is high. As opposed to a few years back where agents over-valued to win the business and then couldnt sell anything. Most agents trading now, if they have more than 2 years experience, have survived the hard times and learnt from them, and are likely to be good at their job. Id have more faith. Kevin

  8. what car do you drive ?? I wanna get one ... ?10 wont even get you there let alone back. Either way, tell them to go poke it ... anyone who approaches your home trying to get your hard earned money from you can take a long walk off a short plank if you ask me.
  9. If its genuine work, or for charity, then the need to do it late at night would not be there Im sure. Also, if they are regularly abusive, they hardly seem "charity" types to me. Like with anything, if you dont like it then ignore it and move on. Well done Lawrence.
  10. Ive been an agent in SE22 for several years and I can tell you that these places are the perfect example of developers not having a clue what the local market want. Horrendously overpriced, too far from a station to attract young professionals, poor finish, odd shaped rooms so impossible to use the space on offer (ie, nowhere to put a bed or wardrobe to the wall as curved walls), etc etc etc.
  11. Agreed ... I read half of the above posts before getting bored. When will this Nanny State end ?? Is East Dulwich anymore dangerous than anywhere else locally ?? Irrespective of 20mph or 30mph, basic common sense and good driving practices are what will reduce accidents and reduce congestion, nothing else. Less people driving whilst smoking or talking on their phone. Less being distracted by passengers. As well as people parking more sensibly, and crossing in a safe place not walking out from behind parked cars on tight Victorian streets. All of these will have far more benefit.
  12. The red council Smart car that does the rounds with the periscope on it is absoutely there for catching people speeding. I have stopped and watched them sitting inside the car messing aorund on their laptop and getting peoples number plates. This is confirmed by the new camera sign outside Somerfield, and the camera sign on the side of their vehicle. Stopping speeding is supposedly to increase safety and NOT to raise money. This is why speed cameras now get painted yellow so they are more visible. If its all about safety then why are they parking illegally at a junction for over three hours causing more danger as people pulling out from the junction have their view obscured ?? If you park illegally you deserve a ticket. Same applies if you speed. But there are ways and means of catching people without adding to the problem themselves.

These little Victorian streets were built before cars were the norm, so yes it is a problem as it obstructs peoples view pulling out on to a main road, especially on a weekend when its busy with traffic and pedestrians. Ive lost count of the potential accidents and near misses Ive witnessed in recent weeks, and with one tragic loss of life recently Im sure no-one wants another. Southwark council take note. Also, on a side issue, speed cameras have been painted yellow in the last few years to make sure they were visible because of the age old debate on whether they were there as revenue generators or to make the roads safer. How does this fit in with a mobile speed camera unit like the one seen above ?? ... its clear its purely revenue generating as you wouldnt be aware of its presence until it was too late. Of course, you shouldnt speed, but its impossible that Southwark can claim this is aimed at making things safer for both of the points raised above.
  14. I still maintain its based on laziness, or perhaps lateness. Surely it is quicker to park 200yards away and walk, than to drive right to the very school and then be trapped for ages with too many vehicles in the way.
  15. Directly outside, and within several hundred yards, of most schools you cannot park anyhow. I think this issue has become a storm in a teacup based purely on far too many people being bone idle, nothing more.
  16. What is wrong, as you ask, is that "Knackered Cow" was shouted at for using a public highway.
  17. I notice that the roadworks causing problems at Goose Green last week have been sorted out within 48 hours to minimise delays to the public ... good news. The bad news being that they were a total waste of money with the zebra crossing being "re-marked" about a centimetre from where it was previously. Genius. One question ... why ??

  20. Was a tongue in cheek suggestion. The more pressing issue is that on a daily basis there is a jam there because of large van's and street cleaning vehicles just dumped anywhere.
