Motorcyclists aren't the problem penguin68 - Anyone living on MG can tell you that some cars and vans will happily speed over the existing cushions very much faster than the 85th percentile quoted figures in the survey with very little deflection to their suspension, particularly larger vehicles - I know I live here and drive down the road, 40MPH + is easily possible. The survey fails to point out that it is this minority of drivers the residents are concerned about since it seems overly focussed on average 85th percentile speeds. MG is a 'rat run' and I cannot understand why there are 28 pages of vitriol against residents wanting full width speed humps, which definitely slow vehicles down. At the end of the day its a bit of raised tarmac - how hard can that be for folks to put up with. Can someone please change the name of this thread because the 'Closure of Melbourne Grove to though traffic' option was discussed for approximately 2 seconds and discounted by everyone including MGTA! On second thoughts - I really wouldn't want to spoil your fun though.
  2. The ?150k price tag is a premium cost which buys you in to a ?33k p/a FRI lease. ie you does your own refurb, maintainence and insurance. Still not bad considering the former HSBC on LL is on at ?100 grand a year... gulp. (Clearly negotiable)

  4. Hi all, I'm seeking a labourer to help me strip out a 2 bed maisonette in Catford. Need to be available straight away, Monday or sooner preferably and there will be at least a weeks work for the right person and possibly more. Jobs to be done include carpet and underlay removal, tile and floorboard removal, kitchen and bathroom removal (I can deal with all plumbing/electrics), wallpaper stripping etc. I can provide transport to/from East Dulwich if necessary. Hours 9am - 5pm. Wages according to skill/experience and by negotiation. Do get in touch if you can help.

Hi All, I've just had a back door and internal french doors bespoke made, painted and fitted by Alex and team at Crown Joinery and I must say the quality of service, carpentry and finish is second to none. Alex's communication throughout was excellent and I called in to his workshop several times to see the progress and consult on decisions relating to placement of door furniture etc. The doors were made of high quality African sapele hardwood and all mouldings were machined in his workshop on Tyrell Road. I supplied the paint which was expertly applied over aluminium primer then undercoat - 7 coats in all. Door furniture and hinges included were top quality from SDS. I was particularly impressed with the pride they take in their work, which is refreshing to see these days. I'm attaching some pics of the finished doors and would happily recommend Crown Joinery to anyone looking for bespoke internal/external doors, windows or any other items such as wardrobes, staircases, period timber mouldings, skirting boards etc. Give them a call, 020 8693 7898, you won't be disappointed.
  7. Yes, Steve Beard (07947 745061) is excellent. Done loads of plastering and rendering work for me and I can't recommend him highly enough.

  10. I don't really know as I installed my own. The component costs for my 9m x 6" flue liner were in the region of ?300 which included the liner, stove pipe, chimney cowl and all necessary fittings, would be less for a 5" liner. You could probably double that if you include a day to install it. But do speak to Charlie, he's a lovely guy. One more thing, you won't regret it - I burn mine every night and don't need to run the central heating for much of the year, they are awesome! If you'd like to discuss further please do PM me as stoves are one of my favourite nerdy subjects :)
  11. The answer is most definitely yes. A stove won't function correctly without one and the risk of chimney fires or CO poisoning is greater if you have a leak in the brickwork of your chimney. Also I'm pretty sure it won't pass building reg approval without one. A 6" stainless steel liner would suit the vast majority of stoves although you may get away with a 5" for stoves below 5 kilowatt output. In Central London you'll also need a clean burning DEFRA approved stove.

I bought my stove (a Contura 51L) from these guys in Catford but installed it myself, however their advice, knowledge and customer service is brilliant and they've a great showroom with lots of stoves to look at.   13. Hi Pelly8, Firstly, welcome to the area. On the subject of side return extensions, we had one done by a local builder around 5 years ago. We commissioned the architect to draw up plans and they in turn submitted them to the Southwark planning department for approval. They also had structural calculations done by an engineer they knew. I then took on the role of project manager and worked with a local contractor who'd done an extension for us at our previous house. Being self employed I could take the time to source the materials and be on site to oversee the build and make sure things were being done correctly - and the L.A. building control officer visited regularly to check on key stages too. The contractor then called in the other trades i.e. plumber, electrician, plasterer, joiner, bricky etc. When the build was finished and we switched on the wet underfloor heating, the 40m2 of expensive basalt tiles we had just laid began to crack. The contractor blamed the architect and vice versa, but as PM I ended up with the problem as neither was prepared to accept responsibility for whose fault it was. Build cost was around ?45K and finishes added around another ?25K to that. Therefore it was cheap for what we got but flawed ('scuse the pun). So, were I doing it again I would probably either employ one of the contractors who take on the whole thing including planning design and build. Or commission the architect to see it through to completion and manage the contractor, then you have some recourse if something does go wrong. Tony Pestana BTW did a beautiful job for some friends of ours and SE Design and Build (speak to Keith) did an amazing job for some other friends. And in answer to your question of having it done before you start a family, yes as we also made the mistake of having the build done with a new born baby in the house - not recommended! Was it worth it, absolutely!
  14. Ok, my final post on this as I'm sure everyone including me has had enough. Over the last few days I've had my parenthood called in to question, been insulted and criticised many times by people who don't know me and weren't there. I will defend my family until the day I die against such criticism. For the record the children were playing hide and seek in a bush when the manager came out and told them off, and a small branch came off that bush which he then carried back in to the pub presumably as proof of misbehaviour. We were not ignoring them at any time and were telling them to come out of the bush. They then started playing in another empty part of the beer garden when again the manager came out and started shouting at them for making too much noise - we were in the pub for no more than 10 minutes total - hardly a sustained onslaught. And at no point were we asked to leave. Had the behaviour been, as has been insinuated so terrible then surely we would have been asked to leave immediately - the fact is it wasn't and we weren't. I note from the main protagonists on this thread that some of you repeatedly post on various threads about children and buggies in pubs - well please do carry on on this and any other threads, I shan't be joining you though. You've bored me senseless with your one sided views - even in the face of 2 people who actually saw what happened posting on here that the Herne handled it badly. (The third can be discounted as they are one of their mates.) The Herne no doubt will gain some customers from this thread and also lose some, they have been exposed for what they are, good luck to them. To all the other's who have pm'd me in support - Thank you. (Oh and folks, I'm a man - not a woman as some of you seem to have assumed)

  21. I'd agree with pretty much everything you say up to a point, and am also aware you are referring to my post about the Herne Tavern this weekend. As someone who runs a small business I indeed know that success is built upon reputation, customer service and quality of product/service offered. However when one has attempted to speak to the business owner and calmly voice one's dissatifaction and are then aggressively shouted down and told rudely that you are wrong it leaves a particularly bitter taste in the mouth. And you may find yourself posting on this forum to warn others not to fall in to the same trap. For the record I've lived in East Dulwich for 17 years and never felt strongly enough to post on this forum about anything else, it just so happened that this was a particularly unpleasant experience that I, my friends and our children endured.
