I've lived in East Dulwich a few years now and I've never seen a property damaged by land subsidence. As far as I am aware there is nothing in the area likely to cause subsidence.


Quite a few older East Dulwich properties have minor settlement cracks because of the clay soil, but the brick footings were designed for this and the effect is merely cosmetic and of no structural risk. However, there is no harm in buying assurance from a professional (and not a firm selling under-pinning).


Some properties with more prominent settlement problems have been under-pinned.


The more the unecessary talk of "subsidence" the higher the insurance premiums will go. East Dulwich isn't the Nottinghamshire coalfield.

I think it is actually West Dulwich that has the real problem with subsidence because it is on the Effra flood plain, we used to live in Croxted Road when I was a child and we had French windows that opened onto the garden via a flight of granite steps. You could watch the steps sinking into the ground incrementally over the years. The house is now a doctor's surgery and I would love to know if the steps have disappeared completely.

    • Here to add my voice to those praising Temi. She just painted my dilapidated home office in ED and did a fantastic job in just two days in a much lighter colour, including woodwork, damp blocker and filling holes. She's efficient, on time and I barely heard a peep out of her; she just got on with the job. I recommend her wholeheartedly. 
    • The residents & families of the estate are getting parking fines,  out of the blue , the residents parking system waa changed from Southern to Sippi with cameras put up in the car park and people issued with fines entering the estate for more then 10 minutes , families can no longer pick up or drop off family due to a new 10 minute wait fine. Residents are appealing with Sippi and Southern as there was no letters to consult of a parking change,  new waiting times or fines, delivery drivers are getting fines everyday,  if you get a fine,  appeal it, there is no signage up to say about parking fines or waiting time
    • Threads that devolve like this should be moved to the Lounge, so the 'comedy' can continue in an appropriate vacuum.
    • How very dare you. Rest assured, if it were intended to be comedy, it would have been funny.
