Your very recent experience of ED Estate Agents?

Family home in SE22 is going on the market this Spring and would appreciate up to date recommendations for Estate Agents. Any and all feedback welcome. I'm particularly interested in those that can share experience in the last 6 months, good or bad! Thank you.

What fee % did no flies give? How accurate was their pricing? And how close to list price did you get?



How do hart compare? I bought through them years back but now looking to sell.


Appreciate comments.


Got pedder coming next.

We sold just before Xmas through KFH. Communication pretty awful, but they got people through the door in a tough market (we listed in September, and moved abroad in December, so had a pretty tight timeframe) and found us a great buyer. From the research I did prior to listing, I decided they were all pretty similar.

No Flies charges a fixed fee. Percentage-wise for us it worked out at a miserly 0.6%, which I found extraordinary bearing in mind the effort and service they put in. They got us the full asking price...

    • Posted around 12 cards 2 weeks prior to 24th December. Had some responses so know people have received them. Had about 20 cards - mixture of hand delivered and via post. After years of 'nagging' by myself and our daughters, we may have cured hubby of spending £4 plus on individual cards for our immediate family  ( when you have 12 immediate family it costs a bomb) Also as the girls state, they get put in the recycling bad at beginning of January regardless of cost.
    • There was a LETS scheme in ED and it ran for a couple of years or so. Trying to remember when it was pre 2000?  A couple of friends joined it, one did baby sitting for exchange for ironing, the other did small painting jobs or simple gardening. There was a set criteria regarding credits, 
    • Hi a bit tricky to run a train to Victoria from ED what way would it go on a new line 😂
    • @Sue I don't know if she took over the pub..it does'nt ring any bells but I'm in contact with her so I'll try and remember to ask.
