Whatever it will be, I'm afraid it's likely to be very bland indeed. Unless.....they drop the rates enough to allow a quality, imaginative, independent retailer a chance. They seem to have a very conservative leasing policy based on ensuring a secure income to the Dulwich Estate (a registered charity). I don't think the two concepts are incompatible however.


See De Walden's development policy in Marylebone for a shining example. Yes, Dulwich village has a fraction of the units by comparison and a different financial objective, but the same principles can apply.


In the village it could be so much better.... but hey ho, let's not rock the boat....

You know, we know, they know that 'Dulwich Estate' is run by people who iron their underwear.


We'll end up having a cup-cake-of-a-shop, just see.


As for Marylebone which you have a particular soft spot for, don't you find that a little trapped too. I mean by the time you walk from one end to the other you feel a bit 'nice-ed out'


(I go to the area most weeks as I work with one of the companies there)


And how many Omar Sharif look-a-likes can a you get in one street.

I do have a soft spot for it but more for unexpected foresight and vision in their management. The High Street has one of the most diverse mixes in Zone 1 and its where some small independents still thrive due to support from the De Walden estate. But walk off the side streets to avoid getting "nice" fatigue.

- The Golden Hind

- The Eagle (small, old school boozer, go Tuesdays)

- Le Relais de Venise

- Cafe Caldesi

    • Thanks penguin  always wondered about that place and that’s way more info than I ever thought I would get  (used to live above a gun nut on friern road - he would tell me nothing)
    • There was a Saturday afternoon crowd of enthusiasts, and at other times the owner might have been off acquiring stock. He also repaired air guns, which he also sold. He stocked edged weapons, uniforms, including antique uniforms, air guns and ammo and starting pistols and shot. Some medals and other militaria. Quite a lot of ex service chit chat on a Saturday. I had an amateur interest, didn't deal a lot, in English pattern swords and other mainly 19th century militaria. And made some good purchases there. I'm afraid WWII and later events was the major focus of most of the regulars. 
    • Did anyone actually venture in to that place? I recall it always being closed/very uninviting!
