Extension planning permission

Hi,

Just seeing if anyone is able to help offer any advice.

I have recently bought a Flat, it is the ground floor of a three story semi in ED. I'd like to build a small extension to the back in the near future, aproximately 3x4metres. I've noticed that no other properties on the street have had the same done. Does anyone know if I am likely to be able to get planning permission for such an extension.

There's no easy answer other than applying ! However you can seek free advice here http://www.rtpi.org.uk/planning-aid/planning-explained/ and/or Southwark offer a paid pre-application advice service but at ?750+vat it's probably OTT for your needs http://www.southwark.gov.uk/downloads/download/512/request_for_pre-application_planning_advice

Speak to a Southwark Planning Officer on the phone first. They will advise what is or isn't likely to be approved.

As a flat, you do not have permitted development rights but if you build out only 3m from the back of your flat and 3m or less tall you would probably get planing permission, althought there are other factors to consider, like size of garden etc.

I agree that pre-applicaiton advice is not worth it. Southwark are so stretched that they have made it unattractive for small projects. It takes up too much of their time. A planner is also unlikely to give you any advice without drawings in front of him/her. Best bet is to get an architect round to advise you.

Also, see if you will need neighbours consent based on the freehold agreement. Can't see why they would object. A friend of mine's flat in ED has a side return extension so it can be done.
