No I wasn't talking about the one with Property Broker, I was talking about the botch job (anyone can pm if they want to talk about stuff- I don't want to put too much on a public forum).

The property broker one looks lovely actually ...

The description on Roy Brooks for the auctioned one was classic - they stated you needed "piles of cash; a strong stomach and a bucket of bleach." What a fantastic description.

I lived in Wingfield St (just off Maxted Rd) for 35 years, it was a great place to grow up, the area went down hill a little in the 90's. It's been on the up though over the last few years since I moved out of the area, not that I think that there is a connection between the two! I think it's more to do with the money spent on the area by Southwark Council, under the Bellenden Regenaration.

I would say the only problem with Maxted road is the traffic (it's part of a cut through) and the parking or lack of it. Not that it would stop me living there, you have to put up with minor inconveniences when in live in an inner city area.

A few houses going on Maxted at the mo some around the 550k mark but the area is very nice.


Bellenden Road has it's own little community feel - and more shops are coming up along the main part. Petitou, The Gowlett, The Montpelier, Bar Story, Ganapati, Lucius & Richard and the little Italian across from Peckham Rye station are all good.


Since we've been here a few friends have moved to the area on the strength of seeing what you get for your ?

Thought I would briefly revive this thread to let people know that our 3 bed house will be coming on the market in around 6-8 weeks... might be worth people pm'ing me if they would like to be contacted nearer the time.


It's lovely - we moved in eighteen months ago,- brand new bathroom (including stand alone shower and roll top bath and glass mosaic tiles); all the jobs that needed doing following the survey completed - brand new Worcester Bosch boiler; brand new double glazed wooden sash windows ... it's a gem.

Good question quids... but you obviously haven't been following the forum too recently of late. Otherwise you would know, like every other person with a pulse in East Dulwich (or even East Dulwich borders) that my house is not the only thing on the market...

I don't know yet Karter - waiting til the agents have been round...spoken to the estate agent who sold it to us - they said to expect forty thousand less than last summer... for once the scares seem to be true - the housing market is well and truly f@@ked.

Actually though have to completely disagree about the housing market...friend just sold - very very good price, also house on adys road went over the asking price....so the usual cliche stands if you have a good house/product it will sell...and friend looking is finding not much she likes around at the moment...dont always believe the hype...

Hee hee Maxbabe - you clearly aren't that nosey a next-door neighbour! And as for noise, have the strains of Babs singing "Enough is enough" not drifted through the walls.....well, further proof that houses in Maxted Road are solidly built, with proper walls and proper soundproofing.

Glad to hear good prices are still to be had - I must be positive!

As for where I am going - eventually I hope to return to the Bellenden area to buy a flat. Though I hasten to add a decent flat - not one of the chopped up butchered monstrosities on offer around Maxted at the moment.


After all where else could a single Bellenden Belle possibly live?

Wow! Reading through this thread makes you realise how things have fallen. Back in February Alan Dale was quoting ?500,000 for houses in this street (see page one).

And now - finally - I am ready to put my house on the market and it is a good 10% below that - details in the property section.

It remains a lovely place to live....

    • Thanks all, our hope was (despite the diminishing estate) he would get on with it.  Progress is glacial, it's been two years since probate was granted, that's two cold and damp winters with no heating, and not surprisingly a pipe burst. He's blames the issues on the estate agent, who separately had a dispute with him, he had a wobbly when one of the beneficiaries spoke to the estate agent.  Separately he said it was the family's fault for letting the property get into a poor condition.  It was dated, but certainly not in poor condition. There are two five star reviews on Google, and five one star: ** WARNING** This solicitor firm has to be one of the worst I have encountered. The solicitor is prehistoric in his practices and will carry out work at his own snails pace, the fax machine he uses gets turned off at 2 pm and its near impossible to get him on the phone. STAY AWAY, YOU HAVE BEEN WARNED, check the solicitors ombudsman, this firm has previous bad practice recorded.   Disgusting under no circumstances use this solicitor.For over 10 years he has not carried out the terms of a Will he has not re-invested money but has retained it.  He writes letters which are pure "Flannel" excuses for doing nothing.  You have been warned   shocking experience, delayed the whole process, told other side solicitors to not contact him as he feels pressured etc. never use.   Not fit for 21st century. No website, no email address, no electronic transfer. Very slow, very little communication.   Was not a pleasant experience dealing with this firm
