We sold our house through 'No Flies' in December 2020 and were extremely happy with the service we received. We decided to use them as agents based on positive feedback from friends. Our house was under offer within two days of a well-organised open day. They were quick at replying to emails and phone calls and kept us regularly updated with the progress of the house sale. They were far more responsive and helpful than other agents that we have used in the past. They are based in East Dulwich and know the surrounding areas inside out. No Flies are professional, efficient, and informative. I would highly recommend them!

I would like to add to the above by saying we had also had a fantastic experience selling our property with No-Flies. Tony and Brendan are total professionals and have actually restored our faith in estate agents again. They were always quick to respond to whatever questions, were excellent communicators throughout the process, and they achieved the price we wanted for our property. We have just completed and they made the process smooth and as hassle free as it can be. Would thoroughly recommend anyone who wants experienced, smart and excellent estate agents selling or letting their property.

Just wanted to add another recommendation for No Flies - Brendan and Tony are fantastic, if only all EAs were like them! We had a fairly tricky sale - first buyer pulled out, long chain on the other side, and the COVID of it all - however, they were fantastic in calming our nerves and communicating with us (so patient with our many emails!) Couldn?t recommend them highly enough, they are a credit to the area and incredibly good value for money as well as being really lovely guys to deal with. We?ve now moved out of ED, but if we?d stayed, they?d be my only choice for future property sales.

Another massive recommendation for No Flies! I've had a right saga of a sale process (through no fault of mine or the agents) and they have been absolute rocks throughout. Fast and efficient and responsive, and always happy to help and advise. Especially considering their commission, this is remarkable service. Wouldn't go with anyone else locally.

Another 5 star recommendation for No Flies Estate Agents. Tony and Brendan were absolutely brilliant at supporting me through a very stressful, drawn out (not my fault or theirs) transaction. They always gave very clear/informed and grounded advice, responded very quickly to my queries/requests for help, and were hugely supportive throughout the whole thing. Good value for money too. Cannot recommend No Flies highly enough - so much better than any of the other big chain agents in the area.

Having just completed on my house sale, it is another huge thumbs up from me for Brendan and Tony at No Flies estate agents.

I had previously had the property on the market with another agent who promised me the world (no doubt to get my business) and then failed to deliver on every front. I got No Flies in and things could not have been more different. I received honest, well researched valuation advice and the house was under offer within a couple of weeks.

Communication was excellent throughout the transaction. The advice I got from them was always pragmatic and prompt even when Brendan, who dealt mainly with the sale, was on holiday overseas. One supposed issue arising on survey, for which my buyers wanted a £20k reduction, was expertly dealt with by them and the sale proceeded without a price reduction at all.

I cannot recommend them highly enough. They were a pleasure to deal with and excellent value to boot.

We set up No-Flies as an independent property sales agency in April 2013. Our success has been in no small part due to this wonderful forum. This month is, therefore, our tenth anniversary and to mark the event we are offering the following special fixed fees for sole agency instructions received in April and May 2023.

Flats - £4,000 (plus VAT) irrespective of value.

Houses - £7,000 (plus VAT) irrespective of value.

Fees only payable on a successful sale of course.

For those of you that are unfamiliar with us, we are a small local agency set up by two local residents - one an estate agent and one a former solicitor. We provide a full service (including valuation, marketing, escorted viewings with 24 hour feedback, negotiation and sales progression) and have a 5 star Google review rating and very large numbers of client testimonials on this forum

By choosing No-Flies your home will be marketed on both Rightmove and Zoopla, as well as our own website and, as there are only two of us at No-Flies, you will, at all times, be dealing with one of the directors of the company rather than more junior staff.

For more information or to arrange a valuation visit, please give us a call on 020 7737 8047

Hi All at No Flies!

We are currently getting our property ready for sale but doubt it will be done by the end of May. Would your offer apply if we signed up with you in May but didn’t market til a little later?  Thanks in advance, BellendenSquared.

    • Hey Sue, I was wrong - I don't think it would just be for foreign tourists. So yeah I assume that, if someone lives in Lewisham and wants to say the night in southwark, they'd pay a levy.  The hotels wouldn't need to vet anyone's address or passports - the levy is automatically added on top of the bill by every hotel / BnB / hostel and passed on to Southwark. So basically, you're paying an extra two quid a night, or whatever, to stay in this borough.  It's a great way to drive footfall... to the other London boroughs.  https://www.ukpropertyaccountants.co.uk/uk-tourist-tax-exploring-the-rise-of-visitor-levies-and-foreign-property-charges/
    • Pretty much, Sue, yeah. It's the perennial, knotty problem of imposing a tax and balancing that with the cost of collecting it.  The famous one was the dog licence - I think it was 37 1/2 pence when it was abolished, but the revenue didn't' come close to covering the administration costs. As much I'd love to have a Stasi patrolling the South Bank, looking for mullet haircuts, unshaven armpits, overly expressive hand movements and red Kicker shoes, I'm afraid your modern Continental is almost indistinguishable from your modern Londoner. That's Schengen for you. So you couldn't justify it from an ROI point of view, really. This scheme seems a pretty good idea, overall. It's not perfect, but it's cheap to implement and takes some tax burden off Southwark residents.   'The Man' has got wise to this. It's got bad juju now. If you're looking to rinse medium to large amounts of small denomination notes, there are far better ways. Please drop me a direct message if you'd like to discuss this matter further.   Kind Regards  Dave
    • "What's worse is that the perceived 20 billion black hole has increased to 30 billion in a year. Is there a risk that after 5 years it could be as high as 70 billion ???" Why is it perceived, Reeves is responsible for doubling the "black hole" to £20b through the public sector pay increases. You can't live beyond your means and when you try you go bankrupt pdq. In 4 yrs time if this Govt survives that long and the country doesn't go bust before then, in 2029 I dread to think the state the country will be in.  At least Sunak and co had inflation back to 2% with unemployment being stable and not rising.
    • He seemed to me to be fully immersed in the Jeremy Corbyn ethos of the Labour Party. I dint think that (and self describing as a Marxist) would have helped much when Labour was changed under Starmer. There was a purge of people as far left as him that he was lucky to survive once in my opinion.   Stuff like this heavy endorsement of Momentum and Corbyn. It doesn't wash with a party that is in actual government.   https://labourlist.org/2020/04/forward-momentum-weve-launched-to-change-it-from-the-bottom-up/
