Side Return and House Refurb - Good builders and costs?

Hey guys, we are doing full internal rehab and side return project on our 3 bed terrace in Peckham Rye. Has anyone got recommendation for a builder who has done a similar project? We are finalising plans etc and looking to kick of Sep 1. Also, anyone who has done a side return, what is a reasonable expectation of building costs? Obviously, dependent on fittings etc, but for a 3 mth side return job, are we talking 50k, 70k, 100k or more? Many thanks

We have refurbished our last three houses, but we have never had a building experience where we were 100% happy with every aspect of the work, until HamiltonWalters Carpentry & Building converted our loft and extended our kitchen for us. Their attention to detail, hard work and the fact that once they started the work, they were there every day until it was finished was really impressive and everyone was so nice too! I would (and already have) advise anyone thinking of converting their loft or doing other building works that there is really only one company they should talk to ? Hi I had a few quotes for a side return extension on my 3 bedroom terrace a while ago, and the quotes came in between 35 and 50k. I decided to wait and then settled for a kitchen and bathroom refurbishment. The guys I used for the refurb were Mc Govern Build and Design, who I have hired for other projects. They came in on cost, did a fantastic job and looked after me throughout the whole process. Lovely team of guys.

Can I bump this post, as an excuse to get an idea (even a rough idead would be great) for doing something similar.


We're considering a 'typical' side extension on a Victorian terraced house - with a couple of velux windows, not one of these glass roofed ones and think we'd be happy to be left with a couple of supporting pillars, if necessary, in a new kitchen/dinner. Any ideas on a ball park figure (excluding the cost of a new kitchen)?


Just to complicate matters the house currently has 3 double bedrooms, but a downstairs bathroom (off of the kitchen) and as much as I'd love to do a side extension and a loft conversion (to bring the bathroom upstairs), I know we can only afford one or the other.


Would be grateful for views on which others would opt for ............... and can't help but think we'd be better off and would add more value to the house with the loft conversion than the side extension.

We've recently had a lot of work done which includes a side return extension and removal of chimney breast and stack. I was heavily pregnant when the work started and the team were very considerate and we're thrilled with the outcome. Happy to email photos for anybody who's seriously considering work. Other great thing is they are both local which was important to us.

    • The current wave of xenophobia is due to powerful/influential people stirring up hatred.  It;'s what happened in the past, think 1930s Germany.  It seems to be even easier now as so many get their information from social media, whether it is right or wrong.  The media seeking so called balance will bring some nutter on, they don't then bring a nutter on to counteract that. They now seem to turn to Reform at the first opportunity. So your life is 'shite', let;s blame someone else.  Whilst sounding a bit like a Tory, taking some ownership/personal responsibility would be a start.  There are some situations where that may be more challenging, in deindustrialised 'left behind' wasteland we can't all get on our bikes and find work.  But I loathe how it is now popular to blame those of us from relatively modest backgrounds, like me, who did see education and knowledge as a way to self improve. Now we are seen by some as smug liberals......
