I know money orientated people that cashed in on inflated ED property prices and moved to cheaper Nunhead-they have regretted for various reasons incl high levels of crime esp associated with gangs, unfriendly people, lack of range of shops, and a general rough area. They are looking to move out already.
What a load of rubbish unlurked. I live in NunHead and can honestly say if someone offered me the chance to live in ED I would not take it - whereas a few years ago I hankered after ED. Every house that goes up for sale near me goes with lightening speed. I live on a lovely quiet, leafy street, 2 mins from Peckham Rye, am now surrounded by a selection of great pubs, great shops, great cafe, lovely neighbours, good primary school etc. it doesn't feel very different to ED to be honest , except a little less 'busy' and crowded which to me is a good thing. I think there's a big difference to the bit of NunHead near the rye and the one past the station and prices reflect this. My three bed terrace has more than doubled in price since I've lived here so while of course it's still cheaper than ED the gap is rapidly closing so it's not necessarily the much cheaper option though properties past the station, towards queens road might well be. All in all I love it.

Yes the gap in house prices is closing rapidly and yes, houses are selling very quickly.


Rough area, unlurked? You're joking, yes?


Unfriendly people? Quite the opposite in my experience.


Though - if "money-orientated" people are moving to Nunhead, that's a definite point against as far as I'm concerned. It's one of the reasons I'm considering moving out of ED :(


ETA: I'm looking at the Rye end, not the Queen's Road end.

I live at the top end of Nunhead/Peckham Rye. It's quieter up here than down in Nunhead Central, but I love the proximity to One Tree Hill, Brenchley Gardens, Nunhead Cemetery and the Ivyhouse, plus the fact my garden backs onto the reservoir. Lordship Lane is a 20mins stroll away, across the park and down Northcross Road. I can't say how it compares to living in ED, as I moved here from Brixton.

    • It seems to me that possibly some people got dogs during Covid but knew nothing about dogs (and still don't know much) and other people see them as some sort of fashion accessory and mostly just ignore them. I love dogs, but knowing the time, expense and commitment that goes into having, exercising  and properly training one,  I don't have one myself. I just say hello to other people's.
    • If having been bitten has left you fearful of dogs, I’m sorry to hear that.  You can report an attack, the owner is held liable ( Animals Act).  I’d take photos of them and call the police.
    • Shop is still open. It's a very good barber shop, my adult and child sons have been using them since they opened. Perhaps pop in or spread the word and support a small business that may be struggling hence being quiet rather than accuse them of being a front for something dodgy!   
    • Yep, it's not all dog owners (and some of my best friends are.. etc etc)   But there is no way of knowing when you leave your front door - how are the good and who are the bad dog owners and how will that play out arbitrarily as I go about my day
