Hi Guys,

Came across this forum on my searches of the ED area and it's great to have a community at the tip of your finger tips. I've been approaching several estate agents as I'd like to invest in a buy to let property in the area.

Although estate agents have excellent knowledge in this field I thought it better to ask the community about the areas, get a non-biased view so to speak, can anyone recommend some good areas to invest in? Basically which areas do you think is up and coming or buzzing right now?

perhaps it would have worked better in the main room rather than the cynical old leathery souls that make up the lounge.

Though an obvious choice it was done with a simple earnestness and none of the usual tells, so i thought it might stand a chance.

Crystal Palace road is humming


Mainly because of the stop/start drone of motor vehicles, as they decelerate/accelerate over all 21 speed humps


My cousin lives in Upland Road, if you like VW camper vans, buy there. It's got a Riviera vibe all of its own going on

If it's an investment for capital growth it's possible you could be investing at the top of the market, but thats been the risk for some years now.


It's possible shares could be a better bet of course but if investing in property it should be ok in the long term.


In general if property falls it falls across the board as confidence falls everywhere so I'd not expect Lewisham etc to do better just because it's cheaper now.

    • Ohh dear.  Fireworks can be great fun.  Where I used to live the kids would have firework wars/games.  Watching them was more enjoyable than watching  TV. (Which you could hardly hear due to the pops and bangs).  It's not like anyone/anything could stop them. I would still prefer organised public displays that are affordable.   And I agree that fireworks cause problems for wild life, pets and people.   It seems to be one of those things that just happens so we have to put up with it.  But it is still not as problematic here as in other areas in London - that's for sure.

    • Ugly...maybe..does it bother me..NO! I think its somehow reassuring to see theres still phoneboxes around. East Dulwich may well be getrified but there may well be some elderly people who don't have mobiles and kids who may have lost theirs adults ditto etc etc. I'd rather keep it than lose it...just because i don't use it does'nt mean its not needed.  there are many eyesores in the modern world not all of them as potentially useful.
    • I strongly recommend Balayage salon in Lordship lane as everytime I visit,they make me feel very spicial with thier profisionalism and care.   I have been going there for the last 10 years maybe more, and will never exchange them for any other. They are profisional, welcoming and they also always have an offer. I feel like a new woman every time. X
