Lots of work going on at the old William Hill on Forest Hill Road, spoke to a chap working on site but he couldn't say what it was going to be. Anyone else got any info?

(Apologies if been covered earlier - I trawled through the thread but couldn't see anything)

I thought there was a post on here a while back saying the shop which sells clothes was closing?


Can't remember if it was being combined with the shop over the road though.

Isn't Mrs Robinson on the other corner of the road? Has the photo been reversed?


And sorry, I hadn't properly looked at the picture and thought you were referring to the clothes shop. Hadn't realised that had already been closed.

They may have been here for a while, but tbh I still have no idea what this place even sells. It seems like the chain takeover of the area was always on the cards after the arrival of the cinema and marks. Not sure how big this unit is, but I reckon it would be suitably sized for one of the various chains still interested in the neighbourhood.

The agent's description is below - the photo is of the building which contains Mrs Robinsons and several flats. Price is ?1.85M


I thought more often than not commercial properties are sold with tenants in place so no reason to assume Mrs Robinson is closing.

Forgive my ignorance of leases, but if it expired in 2009 how come Mrs Robinson is still there?

....."holding over" means the agreed fixed term has come to an end but tenant has stayed, and is still paying rent, which landlord has accepted. No current lease does make the position more precarious for the tenant.

I suspect that a 'held-over' lease allows the freeholder to sell with fewer constraints, the new owner may choose to negotiate a further lease (if they believe that this is the best option for them) or to give notice. So the freehold can be sold with no real encumbrance, but the purchaser has an immediate tenant if they should want one. For 'Mrs Robinson' I assume that the benefit has been an extended lease at the same rental as previously - for which they have traded security of tenure. My guess is that the 'held-over' lease terms (as it were) would include a standard notice period. So 'Mrs Robinson' will probably continue to trade as before, at least until the sale and the end of any notice period and possibly beyond. It must be of some interest to 'Mrs Robinson' to consider purchasing the freehold themselves. They would get their premises rent free together with the flat rentals, effectively a return of ?79k a year (flat rentals plus saved own rental cost - and in fact possibly better than that if you assume that rents are rising in the area anyway).

The vacant possession would apply to the flats let on Assured Short Holders, notice would have been served on them.


Mrs Robinson would be 'a secure tenant' with L & T 1954 Act protections. They would be entitled to 'hold over' their lease until such time as terms were agreed, either by agreement or court. Unless Mrs R serves notice under the act, they'll still be around whoever the freeholder is.

    • Hi. I hope everyone is well. I’m just wondering if anyone in the East Dulwich area has a working VHS/DVD Combi unit that records from VHS to DVD.  Or if anyone is willing to allow me to borrow or lend it for a time until I get all my videos transferred over. I am looking for a few on eBay but either they do not have the recording function or they are just too expensive.  If anyone can help I would be so grateful.  My current one which is a Sharp make started recording fine after years of not being used, then all of a sudden it stopped and hasn’t worked since. When I put a tape in and try, the machine shuts down, and the play button on the remote seems stuck. Thank you to anyone in advance that would be so kind enough to help xx
    • A quick update - my InPost parcels are being accepted sporadically at Barry's, but only one at a time and every few days, after many refusals - one was refused SEVEN times over about ten days - and several phone calls. As a comparison, I had a message from Yodel that a parcel that was going to Barry's is being delivered to another nearby store, which is interesting...
    • The "Community Benefits" are documented on P12-16 of the Consultation Document. Basically unsubstantiated estimates that it benefits local businesses, claims that it provides "opportunities" for local food traders, businesses & people (the term "opportunities" being meaningless - I have opportunities to win the lottery) without any details, facts or figures, and discounted tickets for local residents (which unsurprisingly seldom sell out). The only direct financial benefit to the Park is a £1000 "Biodiversity Fund" and an undisclosed amount for an "Environmental Impact Fee" - looking at how it was spent this year (flower beds in the playground & Sexby garden) I suspect it would be a similarly small figure. The actual site hire fee - claimed as "commercially sensitive" and therefore undisclosed - is spent on: • Funding the council’s free events programme and Cultural Celebrations Fund • Subsidised fees for community events in the borough • Off-setting the running costs of the Events service, which supports the delivery of the free community events programme  Again, no details given, just vague concepts - can anyone name any of these free & subsidised community events? Or what the "Cultural Celebrations Fund" is or does? It doesn't really sound like any of it is worth  the disturbance, restrictions, noise, litter, environmental damage and negative impact on wildlife in our Park.
