Areas of Clapham are really different - Abbeyville road is families and (very clean) farmers markets whilst the High Street is - well, ok if you don't have kids adn can stay out late!....


Personally, found it rather soulless once I moved from one to the other extreme...

Actually, more curious to know what you think Nappy Central has to offer...?

littlethistle, Sailor asked first so it would be polite to aster her question. I'm intrigued too - what is it you think Clapham offers that ED doesn't?I don't see it myself.


And by 'nappy central' do you mean Clapham or ED - both have been known as 'nappy valley' for many years now - so it's hard to distinguish?

Clapham (SW4) has larger houses than most (not all of ED) but it also has load more flats and council housing. That?s fine but its not like the housing stock is all beautiful large Victorian houses.


While Clapham is on the northern line, the rush hour commute takes as long to most places as it would from ED, particularly as you have to let a few trains go by before you can get on.


I don?t think Clapham High Street has better food than Lordship Lane but it does have more options for going out for a proper night out. SW4 is younger but I?m not sure if that?s actually a good or bad thing. It Is just a fact.


I personally prefer East Dulwich?much better green spaces nearby (Dulwich Park, Dulwich Woods, Goose Green, Peckham Rye Park and Common and the Horniman Gardens). Also, being near the Picture Gallery and the natural history museum is really nice. The street art / Dulwich festival also give Dulwich a more interesting vibe in my opinion.


Also, if you can afford them or get a scholarship, the proximity of 3 of the best private schools in the country is another plus for Dulwich. Alleyn?s is in SE22 and JAGs is on East Dulwich Road, nearby in the Village.

yup. But they are just anticipating the arrival of the Hammers!

Shite(ish). ED station isn't great but Denmark Hill and Peckham Rye aren't far. I can get most places I want to go within 30-40 minutes which for London isn't too bad. Of course, I never go to North West London.... In fact I'm not sure I've ever been to the outer regions of 'The North'. To me its a mystical place like in Games of Thrones :)

    • Hi Sue, they were not local solicitors. Andrea’s was based in Wales and the other firms involved were large nationwide conveyancing companies (rather than conventional high street solicitors). I’m happy to advise clients and buyers privately on what I believe to be their shortcomings but I don’t think doing so in public on the forum would be appropriate, particularly as they are not locally based. My general advice would always be to steer clear of the big conveyancing companies as they are, in my experience, notoriously difficult to contact when the need arises and the case handler is often not a fully qualified solicitor and so issues have to be referred upwards to “technical teams” internally, which was part of the problem in Andrea’s chain.     • A slightly vulnerable but hopeful post… Hi everyone, I’m a guy in my mid-thirties who’s recently moved back to London and East Dulwich (I previously lived here for many years before, so I know the area well). But if I’m honest, I’ve found the return a little tough. Most of my close friends have moved out of London to start families — totally understandable — but it’s left me feeling a bit adrift and not quite sure how to make new connections again. Work has taken up a huge chunk of my life in recent years, and I’ve definitely let hobbies, interests and a proper social life fall by the wayside. I feel like I went from a fun social life in my 20’s to suddenly blinking and realising things had gone a bit er…quiet. So, I’m trying to redress the balance a bit — mainly so myself and my partner don’t murder each other 😂, and just to meet some new local faces. I was wondering: is anyone else in a similar boat? And would there be any interest in starting a relaxed, low-key local social group? Could be a casual pub meet, sports, park hangouts, live comedy nights — open to ideas!  I’m happy to do the organising/admin side of things — just wanted to put it out there and see if there’s any appetite.
