  1. -infinity/100 I'm so EDF, I can do that.
  2. TGE is my local. It's within spitting distance. Great beers, sh!t food. Much improved version of the CPT though. Story/Springs/Brick/Franks/Refreshment etc etc. Yeh, all great but not ED so do not qualify for thread material. Same goes for space invaders pub. Best boozer in ED? One nearest my house, and that's cause they're all just a bit...generic? Dull? Samey?

  4. It is not necessary to sign a new contract for an Assured Shorthold Tenancy as by default it will become a "statutory periodic tenancy" at the end of the fixed term. You can end a SP tenancy by giving notice at the end of the rent period (duration depends on the rent term so if you pay monthly, you'll need to give 1 clear month to your landlord). To evict you without reason, your landlord will need to give notice via a section 21 notice to quit...if one was served at the beginning of your contract (which is standard from Foxtons) this will be invalid for the SP tenancy as it's classed as a new tenancy. The S21 will give you 2 months 'notice'...you can't actually be evicted until your landlord is granted a possession order from the court, but you don't want to go there though obviously. Foxtons may well bully your landlord and insist that he renews the contract so they can extort more fees out of him and you...they are slippery f*ckers and their contracts are always getting into trouble with OFT so he may well decide he'd rather/needs do that under their terms. Good luck.

  6. Two days ago I saw a guy lifting our bin lids and looking inside them. He stopped at one, tipped it towards himself then started pulling stuff out of it. I was having a pint in the pub over the road so couldn't quite see what he was removing. It was our recycling bin so I was naturally suspicious (some people recycle unshredded bank statements). I decided to run over to see what he was up to. He said he was collecting ring pulls and pointed to a load of cans on the floor. Those were the only items he had pulled from the bin, there was no 'sensitive' information in that particular bin so I just let him get on with it and went back to the pub to finish my pint. After he'd raided that bin he moved on.

  8. It's clearly not percieved as risky since there are so many people trying to do it. Pretty much anyone who can, is. I'm sure there are a minority of people who are put off buying a house 'in case the boiler goes' but honestly, can you think of a single person who actually thinks like that? Most people are not happy staying with family into their late twenties/thirties, or sharing with flatmates into their forties, or alternatively seeing the majority of their income swallowed up by inflated rents. Most people would bite your hand off for the chance to buy a house. But they can't.

Total misunderstanding of the word 'luck' which by definition requires no work. A bit like 'earning' money from property that was easy to buy in a time where houses were available for a 3x salary mortgage. First time buyers trying to get on the ladder now are looking at 7x ? Their luck has run out as they face trying to save to buy what would be the equivalent of two first houses (slightly more actually).
  11. "Coupled with rising house prices, that has increased the average age of an unassisted first-time buyer from 23 in the 1960s to 37 today." http://www.economist.com/blogs/blighty/2014/03/home-ownership?fsrc=scn/tw/te/bl/ourhouse

  15. I went in when it was The Vale, The Cherry Tree and The 'new' Cherry Tree. The turnover of head chefs, managers and bar staff seems unusually high but they are rarely the ones getting the complaints online (it's all over here, review sites and twitter). Its location right by the station must mean it gets quite a bit of footfall from the commuting crowd and I was actually looking forward to it becoming my pub of choice for a swift half in the sun after work. I will reserve judgement of its latest incarnation until I have a pint in the place, but the trouble is I kind of feel I've given its owners enough chances and the mounting comments about how their staff are treated means I'm reluctant to give them any more. That's what I find depressing, some of the stories from ex employees are just awful. Good luck to whoever is taking this on, I have a feeling they are going to need a healthy dose of it.

  17. People who assume that I'm talking about them when actually a post might have just reminded me of something annoying on the train... People who assume I assume they assume...?

Oh, and having to use public transport...

  21. Amydown if your tenancy has ended and you were never given the prescribed information about the deposit protection then the landlord could be in a very sticky spot here: "Most notable of the "initial requirements" is that to give the tenant that prescribed information required by the scheme within 30 days of receipt of the deposit...in the event of default, a landlord can be ordered to repay the deposit and a penalty of up to 3 times the value of the deposit" http://www.buckles-law.co.uk/site/library/managing_agents_news/whats_new_with_tenancy_deposit_protection I imagine your landlord would rather return your original deposit without having to fork out up to three times that amount on top for the sake of negligence. E.g "Ayannuga vs Swindells": http://blog.tds.gb.com/blog/failing-to-provide-prescribed-information-avoiding-a-costly-penalty/

Joomla is fine but requires you to be a it bit more tech minded which can put people off. From memory it's also pretty cumbersome to customise but must admit haven't used it for about 6 years. Wordpress has grown far beyond its initial blogging platform days and given the documentation, usability of the admin interface and sheer volume of plugins/themes/support available it's still on of the best out of the box freebies out there. There are literally hundreds of free CMS products out there that are far more scalable (and probably more stable) than trying to code your own from scratch. Probably best to try out a few and see which one best suits your needs. ETA: Some Wordpress examples here (incl. 23. If you don't need the money now (which if course a lot if tenants do which is how they get bullied into accepting a lot of deductions) then I would go to the arbitrator. We got about ?500 knocked off our original 'deductions' and gave up when it got down to arguing over ?100 or so. Get a few quotes together that you can send to the arbitrator. You only need to return the carpet to an equivalent state of repair...asking for you to make it better (i.e. Replacing while carpet or removin stains that were on check in report) is known as 'betterment' which landlord cannot request. One thing to bear in mind is that the check in report does not 'need' photos a description will suffice...
