  1. Pugwash, awful horrible horrible. Hope your husband is ok. As a sideline, I know of an over 90s lady who had the same experience about ten years ago - she has died since but was over 100! - in her own home too. She encountered a young guy helping himself to her family's heirlooms and she drew herself up to her tiny height and said, I imagine imperiously with the genes of various army ancestors activated, "What do you think you are doing in my house? Leave my house immediately." He left, pronto, scared she wasn't scared, and she called the police. She the. Had a cup of tea and went to bridge to relate the tale. She said she enjoyed it rather. I personally am not looking for that sort of experience At All. Horrible.
  2. House prices in prime London are set by global matters not average uk wage multiples, Aircardo. East Dulwich is another story, once the trickle down effect slows or reverses.
  3. El pibe, thank you for the correction. You are absolutely right and I was sloppy and plain wrong with the use of that word. "Leverage" would be a more accurate one. I meant that estate agents will do better in an environment that is more fluid, less certain etc. f2 as a measure is too cut and dried. Jeremy, errr yes. Vast amounts of Greek money is hitting prime london so of course it might go back to Athens at some point. You can use the o/g to go to both the cut and the wharf and use existing overground train services for london bridge and the south of the city. Perfect coverage really, if you have access to both stations.
  4. Pricing per f2, is an objective function and leaves no room for the sort of arbitrage estate agents need with both sellers and buyers. Always always compare prices per f2. It is so obvious.

When people move to eg Cheshire or somewhere else non commutable, they must be doing very easily changed jobs like doctors, teachers etc. We are based here largely because we need to live in London. Someone needs to find cheap square footage and gardens but in london for it to work for me.

  9. AlexC, I agree that often prices take a long time to fall in areas where people can cover their mortgage. At some point though, some people have to sell, through the usual divorce, death or new family. Then you suddenly see the drop. Also, prices stagnating equals dropping in real terms. It is amazing how horribly inflation can eat into savings and real capital values of properties. Then to pick up again, you need UK growth. Having said all this, I love property and am constantly looking and thinking about buying. We just never have the guts at these eye watering levels, that's all.
  10. Interesting. I think we have to realise that, just as london is a totally different market cf outside london, different parts of london behave differently. Prime central is clearly being supported by foreign panickers using it and sterling like a Swiss bank account. As I have said many times before, the Brits in these areas sell and move to the new prime - places like Fulham, Wworth and Clapham. We are currently getting the spill over from Clapham. Se london with access to the new overgound is in a rather different position again because suddenly city money can live here and get to work really fast. Both the wharf and city are covered by the 'ginger' line as my friend calls it. If your place is near an o/g station, then I think you are in business. The rest of the area as it approaches sw6 prices (!!) I am less sure about. At some point the ' panickers' will gain confidence and buy again in Paris, rome, athens or whereever

  13. Yes density of popn. Probably per capita figures would be more useful to the house buyer. Less useful to the police superintendent who needs more cover, overtime, bobbies on the beat etc. .

  16. What has the school said about the slow settling in? Maybe she is just very young for the class and suffered as a result? Must have been a tough year for you watching her go off every day and finally now being happy there. :-( Can you explain this to HH and ask what "programme" they could follow with her in anticipation of any problems?

  19. By agent do you mean estate agent? 6pc? Dear god, don't tell Foxtons that. Some of the ed terraces are tiny, let's face it. Having said that, 770 sf places in sw6 do go for about 600. They have the potential to do the loft if you have any cash or energy left!

They are absolutely the bee's knees and any child going there will be well placed for Oxbridge, given the positive discrimination being practised in favour of state schools. so why don't we move? Well, inertia for one thing. I am not a person who likes moving - some people do! - and stamp duty for another. If you make a mistake, it is a bad one. If I were starting out, where would I buy? The problem is that what you need as a youngster is different from a young mother which is different again from a mother of older children. I think ED followed by my Nunhead idea meets lots of needs.   21. Ok ladies thank you very much. Sw, I recall some blush worthy things I did at the same age - mortifying to recall what a fool I was. This generation seems much more sensible thank goodness.
  22. I have always thought Nunhead had potential and is still handy. Schools ok. There used to be a 100 to 150k "discount" too.
  23. Papers are available on school websites (as I am sure you know). Worth doing a few to hone what you are really asking the tutor to focus on.
  24. I think helpful for "negotiation skills" in later life no? Children who get their own way or never have to share or wait for anything must have higher expectations that could be disappointed later, it seems to me. I often wonder why some cultures are better at teamwork for example. The comment was made by the German commentator after the Italy match in fact.
