Agree with everything Loz has said on the thread. All things being equal, I do think houses in ED will be worth more in 5 years than today. However, all things are never equal and only a 5 year timeline is short for a relatively highly levered, illiquid investment like BTL. Why only 5 years? Also, when doing your sums take into account the better interest rate you'd get on your primary residence if you put the extra equity there instead as well as the alternative investments you could make with your equity that might be safer / more liquid, and less hassle.

The pictures for number 25 are before it was presumably done up as the pics relate to the previous 2012 listing (as it notes on Rightmove). Some people don't want current information online. Anyhow, since that house sold in 2014, 3 more 2-bed houses have sold on Jennings for 675k, 665k, and 642k and all are in good condition. Given those are the most recent sales, as a buyer I'm not sure why you are ignoring them and looking for evidence that 2 beds are worth significantly more than they are actually selling for. There are lots of buses that run from Dulwich to Camberwell Road which is nearby-- the 12, 176, the 40, 168 etc. Anyhow, its nice the are organising a shuttle for those that need it / prefer it. Thanks to everyone clarifying the admission point for the next two years. -
I agree with all of that Renanta. If there was an admission forum that could speak to all of the schools (with which schools would still have to liaise despite being non-LA), it might facilitate all the local secondaries agreeing to a common test. As it is now, with no forum, coordinated activity is impossible. I'm not saying all schools would sign up to a test created by Southwark (Harris has its own standard test it uses across various boroughs and would likely not want to vary that just in Southwwark) but it might be possible to convince the other schools to use the Harris test as the common test and to allow for it to be taken at primary school rather than outside of school hours. I'm not blaming anyone, just hoping the situation can be better in future than it is today.

Your best bet is to check out the What's On Section-- there are lots of clubs and social events posted there. People often make friends at the various meet-ups scheduled so I'm sure you'll find some like-minded people. Good luck!

So Angelina and Hoonalonna have received different information. Hopefully one of the governor / parents active on the forum will see this thread and clarify. I imagine there might be two nodal points for the first two years but who knows. -
Katgod-- the Sutton Trust did think children having to sit multiple tests could disadvantage certain pupils for a few reasons. 1. It can create the impression that the school admits based on high ability even though that is not the case. This in turn discourages less capable students from applying. Given that many schools using banding use fair banding (i.e. bands are determined by the applicant pool rather than being proportional to national ability etc), this would lead to schools with a higher proportion of high ability students, than the national average. Educating parents and students can overcome this but its still a risk 2. For the reason you've already said. The Sutton Trust supports banding in general but thinks all schools in an area should use the same test to avoid multiple tests having to be taken and ideally it should be taken by all pupils at school. I think Lewishams Admission Forum has had some success with getting most of their schools to work based on a single test with Habs being one of the exceptions.

The house listed for 775k, is 1,200 sft (larger than the average 3 bed terrace in ED, though they appear to be cheating by including unconverted loft space). Despite this, the house hasn't had an acceptable offer despite being on the market for nearly 3 months, which suggests its overpriced. If you include sold subject to contract you'll see the vast majority of Victorian 2 beds for way under 800K. The idea that a typical 2 bed house with a garden costs 800K plus in ED isn't backed up by the information available and it doesn't do anyone (except sellers) any good to talk up the market. All the houses below are period houses that have come the market in the last few months and have gone under offer. Depending on when you go, Rome isn't too hot. I'm assuming you've been but if not, its definitely worth visiting. Capri (expensive but amazing) is also worth a visit in Italy. Poland is great-- the under ground salt city is still one of the most incredible things I've seen. I personally didn't love Lisbon-- its not bad but there are lots of places to go before there in my opinion. Sitges in Spain (just outside of Barcelona) is a lovely beach-artist town. -
If you go on rightmove there is only one 2 bed house currently listed from more than 700k. Most of the places sold were listed this year and fairly recently. I don't think prices have moved in the area significantly in the last few months. Okay, thanks Saffron. I think it must be before my time. I live in ED about half a mile south of ED station. Anyhow, it might just be me being too American again. When something like this happens in the US, the community always rallies around the school and the victims to show support. Perhaps that seems intrusive over here or maybe it simply reflects weaker public services in the US. Either way, I didn't have any bad intentions and I hope I didn't upset anyone actually impacted by what happened. I do hope the victim still in hospital is doing okay.

Sorry, where I'm from, when something bad happens in a community, the community extends an offer of help. That could be helping with child care or meals or anything else someone might need while staying in hospital with a sick child, helping the school with anything they are trying to organize etc. If that is way out of order in London, then sorry but its absolutely not meant to be disaster tourism. I can't believe anyone could even think such a thing.

Yes, it might actually just be a loan-- they could have taken out some of the equity from the venture this way for any number of reasons.

Penguin as you say, a small retail business shouldn't deliver goods in advance. That's why I said this small retail business having such significant amount of debtors is odd and not easy to guess what it is. Commercial leases are not typically paid in advance (they have bank guarantees or deposits) but that is a possible explanation. Even so, rent on LL isn't that high. If that was even 2 months rent that would equate to 60k per annum. When Boho Bar was being released the commercial rent was 31k for an entire year so that just doesn't seem plausible. Prepayment of utilities wouldn't normally total 10k for such a small retail business either. Normally a deposit for rent would be booked as a long-term asset unless they prepared the accounts under the assumption they would be moving premises within 1 year of the balance sheet date. However, given this was done multiple years in a row, that seems unlikely. I'm not sure what it is but that's not to say its anything bad. Its just odd like I said before.

Exactly! In 2014 London has less than 100 murders, which is the lowest it had been in 40 years despite the population growing. Maybe but his brother had no issue and started his career before Charlie. It's not a criticism. It's a hard business and it's not wrong to use whatever advantage you've got. He's a talented actor so I'm not suggesting that's the only reason he made it. -

I'm pretty sure professionals cannot automatically inform current or previous partners. I think they encourage people to do so but you can't inform people about someone else's medical information without their permission in the U.S. It's completely illegal. The CDC estimate 13 percent of people infected are unaware in the U.S. so yes I never assumed anyone was safe growing up. I came of age in the 90s though when the safe sex message was being trumpeted the loudest. In the U.S. 1 in 6 people have genital herpes so that tells you all you need to know about how stringently Americans practice safe sex. It's alarming! -
Quite possibly. I think the architect that is in the JV for the winning scheme is also working with he council on the redevelopment of Peckham Library Square so that pre-existing relationship might have helped things.
