I'm sure the letter box is close to SE22 though. I think the name makes it a Dulwich club. With current trends though I imagine they'll rebrand as East Dulwich Hamlet in order to drum up custom..
  2. That would prevent IHT assuming they lived for 7 years after they gave you it but they have to pay a fair market rent to avoid it being classed as a 'gift with reservation of benefit' and then you have to pay income tax on that rent. I doubt they'd go for it. You should at least set up their wills so that when one of them dies they give their half to you and then when the next one dies you get the second half. Without a will it will automatically pass between spouses so the last one to go will leave you the whole house with only one nil band. The other way you make full use of both their allowances. (ie only pay tax on amount over ?600k rather than amount over ?300k) It's worth getting a solicitor involved as it will only cost you a couple of grand and could save thousands.
  3. She could just put a message in on my behalf...
  4. I have registered on other forum but I need to access my email to activate the account and have lost my email password. Lovely- do us a favour and ask them to waive the e-mail bit so I can start trolling it about on there....
  5. What a philistine! I just assumed it was black and found out at the end.
  6. Great stuff. I expect they'll be inundated with people demanding similar- and rightly so. Will they be grateful though?
  7. Splitters.
  8. If you succesfully negotiate 1% inc VAT then please name and fame the agent on here.
  9. You missed UB40.
  10. The one I had the coffee sat on top of the condensed milk so that the drink was progressively creamier towards the bottom. Is that the same thing? Sounds complicated. I think I'll leave it to the experts at Bay and Ca phe vn.
  11. As has been mentioned Foxtons are going to open up with an introductory 0% offer but as soon as those 200 sales have finished I expect they will crank up their fees maybe even in excess of 2%. I think that if everyone posted on here the rate they were charged by other agents then that transparency might keep fees down in the area. We sold our last place through Wooster and Stock for 1.25% negotiated down from 1.5%. They were good. It sold promptly for the asking price. I would argue that should be the cap for fees in this area. I also think agents should be allowed to post their fee rates here in order that we have more open competition.
  12. The Vietnamese coffee in Cafe Bay is served with condensed milk at the bottom. Never had it like that before. Lovely.
  13. Behave yourself- the topic is DHFC and he asked the score...
  14. Camberwell barely exists any more. It's Oval or Brixton in the West, Peckham in the North and East and Denmark Hill or East Dulwich in the South. I like my bit but it's not exactly Hoxton. Maybe Mary Datchelor School development will change that. On topic- we have already got an excellent Vietnamese Cafe though called Bay on Denmark Hill. Highly recommend it. The main point Bob is that you feel the need to denigrate your neighbouring areas in order to feel better about yourself and your area. Your fine Bob. Just relax.
  15. Have a look on a map *Bob*. It would take some major gentrification for Bellenden Road to spill over into Allendale Close. I think the problem is that some SE22 folk know that whilst it's nicer than SE15 it's not cooler. Old St is cooler than Angel. Brixton is cooler than Clapham. Peckham is cooler than Dulwich. Fear not though as when you're middle aged you don't have to try to be cool any more.
  16. ...and proud of it.
