The one on East Dulwich Grove by Melbourne Grove is a joke, drivers hardly ever stopped and I have near;y been hit half a dozen times. -

Train to London Bridge tube to Moorgate and walking to Liverpool St is the easiest. Avoid Jubilee line and Bus route in Central london.

Can I just point out I read the 90k including was the average in the City i.e Square mile of Financial district. When I read this my jaw did drop as of the people I know who work in the city their average is a lot less than that but despite the economic times there are still a lot of people who work in hedge funds, commodity traders, oil traders ect .... who get still paid vast sickening bonuses. They are big outlyers in the stats but do put the average up a hell of a lot hence the 90k. Houses in ED do price out any couples on less than min 150k joint income, but like people say when you have kids and wages are less then it could be tough and I know I don't want to be a slave to the mortgage and have the odd holiday. Maybe the only way I will afford a house is if I move to Darlington, Carlisle, Doncaster ........ or anywhere a long way from London.

City worker on 140k and his girlfriend on 60k ? The average London wage is 40k and the average City of London wage for city folk is around 90k so you are being very generous in your estimates. I live in a flat with my other half and we both earn what I would class as fairly decent wages but cannot afford to buy a house in ED as the prices are now so high. For people who bought their first property 10 plus years ago then their place has gone up 50% plus but for anyone who only bought in the last five years will find that in ED anything bigger than a flat is way out of their reach. With unemployment high, and job security a thing of the past I would not want a mortgage of 700k or even 350 k ! Also, so what if that person spends 100 a month on iphone, what is approx a 1k a year going to be when you are trying to by a 600k house in ED ????

It all stems from demand in my view. The demand for a three bad flat is much less than a three bed house so the difference in price between say a share of Freehold decent 3 bed Flat vs 3 bed House seems to be in excess of 300k. As a proportion this much higher than average.

Another Crash on Barry Road, Underhill Road Junction....

They need bollards up to stop cars parking in the no park areas and obstructing the view. I always hold my breath crossing there as cars then to speed on Barry Road and the visbility is poor. -

Is anyone getting fed up with the building work going on here ? There is now a massive skip, a huge metal crate plus always five or six vnas parked there. Also when they have to corden anywhere off they corden off twice the area and take up loads of room. Today there was a huge traffic jam as cars couldn't get round the havoc (semed like there was some sort of buldiers party by the ampunt of people there) and a P13 was coming the other way. Cars then spilled over and blocked Barry Road and as cars tried to dodge them there was nearly an accicdent. Not only is this very inconvenient but it is now getting dangerous.

Flats on Underhill Road - Are they having a laugh ?

Cam123 - Fair point but then the developers shouldn't be so greedy with trying to sell the place for 25% more than it is worth. -
I spotted the block of four two bedroom flats on Underhill road / Overhill Road junction are back on the market..... at wait for it 369k !!!!!!! So after not selling these flats for around seven years and squatters move in they kick the sqautters out put a lick of paint on them and try and sell them for 50k more than the last time they tried (I last saw them for 317k). The main problem with these flats is apart from not being like the rest of the road at all is the bedrooms. You can see into them when you walk past which is not great but they are small and a strange shape and it looks impossible to try and fit a wardrobe and a double bed in the room becasue of this. The living room / kitchen area actually looks quite nice but trying to sell of the very top end for a two bed flat with its major donwfalls is a touch ambtious. These have to be an example of the woerst desgined flats I have seen !!!!

New to East Dulwich, looking for top tips!

Hisar is my favourite. Good value and excellent food, their Humus plus Kuzu Shihs are excellent. As for Pubs the bishop is my favourite. Check the ED marke on Saturdays, in terms of food there is the Hot dog man with his gourment dogs, the Vietnamese Baguette man which are exceptionla and also a Hog roast, plus there is a whole hos of other things to eat there, enjoy ! -
I have an HTC with Orange too and the reception is ridiculous, I hardly ever get a recption in my flat and I live in ED. What a load of rubbish !

I have lived here fours years after a year or so in Balham and think it is a great place to live, sure a tube line would be good but its only 10 mins to London Bridge. There are loads of good restaurants and pubs and I have never had a problem getting a taxi back at night, even though I have many times from way out Shepherds Bush way which is a black cab most of the time. Especially good for foodies round here with delis, good food shops, hog roast on a Saturday, excellent fish man, butchers....

I have seen Gavin & Stacey's Staecy loads of times now, Sophie from Peep show a few times, Phil Mitchell's bird from Eastenders in Sainsbury's and also Tobias Menzies in Cafe Nero, Menzies is in Spooks, was in Casino Royale, Rome ect... and I had not seen him before. I am still waiting to see Mr Nesbitt & Ms Brand ! -
I do this journey everyday, get the 8:15 to London Bridge, this will get you there for 8:30 and 30 mins is ample time to wander over either London Bridge and hang a right or over Tower Bridge.

Mixed ractions. Commonly, "Where ?" , quite a few "I hear its nice there", the odd "I don't go south of the river" and some " I really like East Dwulich, whats that nice pub called ?" One friend kept refering to it as Peckham and snyped and then came to ED and really liked it (not saying there isanything wrong with Peckham) , they said lots of places to eat & drink and a good vibe unlike somewhere souless like Canary Wharf, I would rather eat my own feet than live there.

The P13 is the best bus of all time, it is amazing.
