West Peckham surely?
-
There are a v small number of buyers (big tech, corp law, finance...) who have a budget £x and a target area y. They look in y and will pay £x for the best house they can find regardless of the economics/comparables elsewhere I'd say usually these sorts of people would also be looking in DV and around Marmora Road, but I guess the estate agents are hoping for someone whose y is "<60 seconds walk from the nice bit of Lordship Lane".

I've found Joseph's to be great on the 3 or 4 times I've been. Did you take it up with them first before potentially ruining an independent local business and its employees?

Leisure centre cancellation/fees

You can still turn up for a swim. You just can't if each lane has 10 people in it which seems reasonable. -
Leisure centre cancellation/fees
the_hermit replied to bodsier's topic in General ED Issues / Gossip
I support the fines (and I have paid some) as it seems to have improved slot availability. You have to cancel with more than four hours notice. It is annoying that you don't get an email when you cancel and it seems the receptionists now have to spend ages dealing with queries about it, which distracts from service elsewhere. -
New Shops in Dulwich / Peckham - 2024 Edition

Is it the new branch of planet of the grapes or something else. If something else we are going to be spoilt for choice. Planet of the grapes is going to be frogley road so must be something else. Hopefully another branch of Jerome's Wine Bar in Brockley or that one on Bellenden Road. -
Bora taking over the pavement on LL?
the_hermit replied to DiD's topic in General ED Issues / Gossip
In interests of science I walked the stretch in question. The awning is anchored on the road flush against the curb. No part of it blocks the pavement. The cottony material grazed my forearm with a gentle touch. -
Opencyclemap is a good reference for bike parking and/or the cycle.travel app

Election tactical voting in East Dulwich

I suspect many people who were put off by Corbyn will vote Labour this time. -
Appreciate this would be more work for Admin/Mods, but would it be worthwhile to keep a master list / pinned post of SE22 clubs and societies? Maybe there already is one somewhere online...

Also Myatts Field in Camberwell. Both among my favourite parks in SE London.

Yea but conveyancing is normally fixed fee, at least when we've done it.
-
Sorry yes you're right my mistake. I looked up our previous purchases and we had to buy policies both times we bought houses (although one we split the cost with the seller because we argued the seller's solicitor was wrong in their opinion). It is true though that the amount of indemnity insurance you have to buy is proportional to the laziness and inversely proportional to the quality of the conveyancing solicitors on both sides.
-
Yes it's up to the seller to buy the indemnity insurance, but advising indemnity insurance is often a lazy get out for a conveyancing solicitor who can't be bothered to advise properly or look up the relevant law.

Should have got them from Due Fratelli! -
What's the cheering coming from what sounds like the southern half of Lordship Lane, towards the east? Wanna know whether it's worth attending!

When was that George? I came across Watford once via a broker (car or maybe my cat I think) but didn't know they did home.

I used to live in a house with subsidence and found Aviva v helpful when I rang them. They asked lots of questions but I was able to get a competitive quote. Non sequitur but David Howden (of Howdens!) has a v nice bar in the City called Dave's which serves the produce of his country estate!

Which Dulwich - East/West/Village?
the_hermit replied to Dulwichprospect1986's topic in General ED Issues / Gossip
FWIW when we were looking to buy in the area recently, there weren't that many properties listed. Of the properties that were listed you could eliminate 80% of them because they needed work doing that wasn't reflected in the price. I think people are a bit in denial about construction costs nowadays. It's not a good market if you need to move. -
Their pizzas are great but probably too much competition from Franco Manca and Yard Sale. I wonder if they could go down the Flour & Grape route just focusing on pasta and a decent wine list?

60%+ of PM2.5 matter from cars is from brake dust, tyres and road debris so fewer cars and better public transport is the best solution.
