Election tactical voting in East Dulwich
the_hermit replied to Sue's topic in General ED Issues / Gossip
I suspect many people who were put off by Corbyn will vote Labour this time. -
Appreciate this would be more work for Admin/Mods, but would it be worthwhile to keep a master list / pinned post of SE22 clubs and societies? Maybe there already is one somewhere online...
-
Also Myatts Field in Camberwell. Both among my favourite parks in SE London.
-
Yea but conveyancing is normally fixed fee, at least when we've done it.
-
Sorry yes you're right my mistake. I looked up our previous purchases and we had to buy policies both times we bought houses (although one we split the cost with the seller because we argued the seller's solicitor was wrong in their opinion). It is true though that the amount of indemnity insurance you have to buy is proportional to the laziness and inversely proportional to the quality of the conveyancing solicitors on both sides.
-
Yes it's up to the seller to buy the indemnity insurance, but advising indemnity insurance is often a lazy get out for a conveyancing solicitor who can't be bothered to advise properly or look up the relevant law.

New Shops in Dulwich / Peckham - 2024 Edition
the_hermit replied to Joe's topic in General ED Issues / Gossip
Should have got them from Due Fratelli! -
What's the cheering coming from what sounds like the southern half of Lordship Lane, towards the east? Wanna know whether it's worth attending!
-
When was that George? I came across Watford once via a broker (car or maybe my cat I think) but didn't know they did home.
-
I used to live in a house with subsidence and found Aviva v helpful when I rang them. They asked lots of questions but I was able to get a competitive quote. Non sequitur but David Howden (of Howdens!) has a v nice bar in the City called Dave's which serves the produce of his country estate!

Which Dulwich - East/West/Village?
the_hermit replied to Dulwichprospect1986's topic in General ED Issues / Gossip
FWIW when we were looking to buy in the area recently, there weren't that many properties listed. Of the properties that were listed you could eliminate 80% of them because they needed work doing that wasn't reflected in the price. I think people are a bit in denial about construction costs nowadays. It's not a good market if you need to move. -
Their pizzas are great but probably too much competition from Franco Manca and Yard Sale. I wonder if they could go down the Flour & Grape route just focusing on pasta and a decent wine list?
-
60%+ of PM2.5 matter from cars is from brake dust, tyres and road debris so fewer cars and better public transport is the best solution.
-
The pasta is fantastic. I do think they would benefit from smartening up the frontage a bit (less writing?) but that's not an excuse for them to have no custom (they're 4.9 on Google FFS). There's only so much I can spend in there with my family!
-
This Italian restaurant at the Southbound Goose Green bus stop on Lordship Lane is excellent but doesn't seem to get much custom, especially at lunchtimes - a sad indictment of East Dulwich society. If it were in Camberwell/Peckham (where I used to live) it would be rammed. If we don't want Lordship Lane full of chains, then good quality independent family places need custom.

"It won't make any difference"/"They're all just as bad as each other" seems to be a widespread Tufton Street line on social media. I think the idea is that low turnout will mitigate Conservative losses.

New Georgian restaurant and takeaway on Lordship Lane

When I went (a while ago) the food was good but they weren't v good at guiding us on how much food and/or what would be a good balance of dishes. -
Which Dulwich - East/West/Village?
the_hermit replied to Dulwichprospect1986's topic in General ED Issues / Gossip
Everyone just hypes their area. You need to find someone who has moved away from the area, or owns houses in all these areas(!), for an unbiased view. FWIW there are loads of families living on the smarter roads off Lordship Lane and plenty of 1,800 sq ft after side-return/loft-conversion with kids in the private and state primaries/secondaries. If you want 1,800sq ft before conversion with big garden then you are better off looking at WD, Village or the area near Aquarius Golf Club (Marmora Road etc). If your kids are at private schools you have plenty of options. -
Wouldn't it be better to have a stall at North Cross Road market with a board explaining what they do rather than obstructing the pavement by "explaining" to people what they do one by one?
-
Who are the people who try to ambush you on Lordship Lane at the end of North Cross Road? I never make eye contact and charge through. There seemed to be a load of police hovering around them yesterday afternoon but possibly unconnected.

There is a planning application to put a mobile phone mast at the top of Dog Kennel Hill. Residents of Camberwell Grove and their friends in the Camberwell Society are fighting it - defacing their nice conservation area with ugly laminated posters! They do not benefit from it as reception is fine on their side of the hill. https://planning.southwark.gov.uk/online-applications/applicationDetails.do?activeTab=makeComment&keyVal=S9IKT2KBN1200 I do not think there are any health hazards from being near phone masts (or at least they are negligible relative to everyday risks we all face). Anyway, here is what the NHS has to say about them: https://111.wales.nhs.uk/encyclopaedia/m/article/mobilephonesafety/#Risks I imagine this will spark some lively debate!

Our household has Vodafone, EE and O2 phones for work and leisure. We have found O2 have by far the worst customer service (they seem to actively try to time you out and reply just before the OFCOM deadlock 8 week deadline hits and their call centre seems to just disconnect you at random - possibly because some staff are located in South Africa and they unreliable electricity?). O2 are also the most complained about per subscriber on the OFCOM website.

Sourcing Kimchi ingredients on Lordship Lane
the_hermit replied to the_hermit's topic in General ED Issues / Gossip
I have managed to make 1kg of kimchi (1 cabbage-worth) from ingredients entirely sourced on Lordship Lane. SMBS sells Chinese/Napa cabbage, gochukaru and shrimp paste. Organic Village sells only Chinese cabbage and shrimp paste (similar price to SMBS for these ingredients). I did also look in Bora Bora but no joy there. The cost for all the ingredients (beyond just the three above) was £6.60. 1kg of ready-made Vadasz kimchi from Sainsburys would be £11.25 and is much less tasty. The main expense was the Chinese Cabbage £2.50(!) and 33g of gochukaru £2(!). 250g of shrimp paste was £4 from SMBS but you only use a tiny amount so that would last for a long time. The next most expensive ingredient was fish sauce - I used about 50p's-worth. You could save a lot by using a different type of cabbage but I like it best with Napa. If you are vegetarian you wouldn't use the fish sauce or shrimp paste (the ready-made Vadasz is veggie so maybe it's not a fair comparison). I suspect you could also save a lot by going to a Chinese supermarket in Peckham or Walworth but I am happy to support a local business. I imagine the rents on Lordship Lane are not trivial. I recommend buying a GN pan to do the cabbage-massaging without making a mess. I imagine somewhere like AJ Farmer sells these but I already had one so didn't look. I know for sure that AJ Farmer sells Kilner Jars and muslin for the fermenting. -

Trying to save money (and the environment) by making my own Kimchi. Is there anywhere in East Dulwich I can buy the chilli flakes? (probably need somewhere that does the shrimp paste too!)
