  1. In interests of science I walked the stretch in question. The awning is anchored on the road flush against the curb. No part of it blocks the pavement. The cottony material grazed my forearm with a gentle touch.

  7. Sorry yes you're right my mistake. I looked up our previous purchases and we had to buy policies both times we bought houses (although one we split the cost with the seller because we argued the seller's solicitor was wrong in their opinion). It is true though that the amount of indemnity insurance you have to buy is proportional to the laziness and inversely proportional to the quality of the conveyancing solicitors on both sides.
  8. Yes it's up to the seller to buy the indemnity insurance, but advising indemnity insurance is often a lazy get out for a conveyancing solicitor who can't be bothered to advise properly or look up the relevant law.

  12. I used to live in a house with subsidence and found Aviva v helpful when I rang them. They asked lots of questions but I was able to get a competitive quote. Non sequitur but David Howden (of Howdens!) has a v nice bar in the City called Dave's which serves the produce of his country estate!
  13. FWIW when we were looking to buy in the area recently, there weren't that many properties listed. Of the properties that were listed you could eliminate 80% of them because they needed work doing that wasn't reflected in the price. I think people are a bit in denial about construction costs nowadays. It's not a good market if you need to move.
  14. Their pizzas are great but probably too much competition from Franco Manca and Yard Sale. I wonder if they could go down the Flour & Grape route just focusing on pasta and a decent wine list?
  15. 60%+ of PM2.5 matter from cars is from brake dust, tyres and road debris so fewer cars and better public transport is the best solution.
  16. The pasta is fantastic. I do think they would benefit from smartening up the frontage a bit (less writing?) but that's not an excuse for them to have no custom (they're 4.9 on Google FFS). There's only so much I can spend in there with my family!

This Italian restaurant at the Southbound Goose Green bus stop on Lordship Lane is excellent but doesn't seem to get much custom, especially at lunchtimes - a sad indictment of East Dulwich society. If it were in Camberwell/Peckham (where I used to live) it would be rammed. If we don't want Lordship Lane full of chains, then good quality independent family places need custom.
  18. "It won't make any difference"/"They're all just as bad as each other" seems to be a widespread Tufton Street line on social media. I think the idea is that low turnout will mitigate Conservative losses.
  19. When I went (a while ago) the food was good but they weren't v good at guiding us on how much food and/or what would be a good balance of dishes.
  20. Everyone just hypes their area. You need to find someone who has moved away from the area, or owns houses in all these areas(!), for an unbiased view. FWIW there are loads of families living on the smarter roads off Lordship Lane and plenty of 1,800 sq ft after side-return/loft-conversion with kids in the private and state primaries/secondaries. If you want 1,800sq ft before conversion with big garden then you are better off looking at WD, Village or the area near Aquarius Golf Club (Marmora Road etc). If your kids are at private schools you have plenty of options.
  21. Wouldn't it be better to have a stall at North Cross Road market with a board explaining what they do rather than obstructing the pavement by "explaining" to people what they do one by one?
  22. Who are the people who try to ambush you on Lordship Lane at the end of North Cross Road? I never make eye contact and charge through. There seemed to be a load of police hovering around them yesterday afternoon but possibly unconnected.
  23. There is a planning application to put a mobile phone mast at the top of Dog Kennel Hill. Residents of Camberwell Grove and their friends in the Camberwell Society are fighting it - defacing their nice conservation area with ugly laminated posters!   24. Our household has Vodafone, EE and O2 phones for work and leisure. We have found O2 have by far the worst customer service (they seem to actively try to time you out and reply just before the OFCOM deadlock 8 week deadline hits and their call centre seems to just disconnect you at random - possibly because some staff are located in South Africa and they unreliable electricity?). O2 are also the most complained about per subscriber on the OFCOM website.
