Hiya, found this in planning applications:

124 FOREST HILL ROAD, LONDON, SE22 0RS

Proposal: Change of use from off-licence (Class A1 retail) to hot food take-away (Class A5) on ground floor including alteration to shop front to allow separate street access to upper parts rather than via rear entry; Extract duct to kitchen at rear extending from ground floor level to above eaves in height.

This was refused though in March this year, and nowt applied for since then.

Great, another takeaway!

Oh and these were the grounds for refusal:

Conditions and Reasons for Application Number 06-AP-1642

The proposal would result in a reduction of retail facilities, which would adversely impact upon the vitality of the Forest Hill Shopping frontage, which is contrary to Policy 1.9 'Change of Use within Protected Shopping Frontages' of the emerging Southwark Plan [Jan 2007] and Policy S.1.2 'Secondary Shopping Frontages' of the adopted Southwark Unitary Development Plan 1995.

By virtue of its nature and likelihood of longer hours of operation that are outside sociable hours, the proposal could result in the loss of amenity to the surrounding area and residents with respect to noise pollution that would be contrary to Policies 1.9 'Change of Use within Protected Shopping Frontages' and 3.2 'Protection of Amenity' of the emerging Southwark Plan [Jan 2007] and Policies E.3.1 'Protection of Amenity' and S.1.2 'Secondary Shopping Frontages' of the adopted Southwark Unitary Development Plan 1995.

The proposed change of use, to include take-aways and deliveries will lead to additional traffic and parking in an area that is already heavily parked and consequently may be detrimental to road safety and the movement of essential traffic, particularly buses. An A5 Use Class also increase the risk of double parking on roads and would generate a greater volume of short term parking. This would be contrary to Policy 5.6 'Car Parking' of the emerging Southwark Plan [Jan 2007] and Policy T.1.3 'Design of Development and Conformity with Council Standards and Guidelines' of the adopted Southwark Unitary Development Plan 1995.

Naturally, these grounds will not be applied to the Harris Academy.

    • Why not get a real poodle.  They can be clipped to look like a cockapoo if you like.  They don’t need to be in a show clip.  They don’t shed.    Both breeds would need regular grooming.  I have/had friends with very charming poodles both medium and standard so see if you can make the acquaintance of some.

    • They're both names that have stuck in my mind, Lukasz particularly.  These searches may well be helpful to you.   From a cursory look, I think Pawel's appearance in the 2015 'Rogue trader warning'  isn't to his detriment. https://www.eastdulwichforum.co.uk/search/?q= Lukasz&quick=1 https://www.eastdulwichforum.co.uk/search/?q=Pawel&quick=1
    • Hi - I posted a request for some help with a stuck door and possible leaky roof. I had responses from Lukasz at Look_as.com and Pawel at Sublime Builders. I don't see any/many reviews - has anyone used either person?  Could use a recommendation rather then just being contact by the tradespeople... Many Thanks
