They sounded very positive about being able to let it however don't they all. All in all it's been nice dealing with them so far from a customer service point of view, but their fees leave a little to be desired.Short hold Tenancy (6-12 months): 17%+VAT for their fully managed serviceShort let/corporate let (month on month): 26%+VATAdditional to these fees is the Foxtons killer ?320+VAT fee for writing up a lease (downloadable from the web for ?10) and doing reference checks (?22 using a web based company, free if you do them yourself). This fee applies to each new tenancy.Now for the short term let I'm more than happy to pay those prices based on what they think they can rent it for but it remains to be seen if that's just Estate agent sales talk or reality. I suspect it's the latter. As for the 17% that's 2% more than the most expensive agent on LL which I think it both Haart and Bushells @ 15% (though haart are negotiable). So these prices aren't unexpected, that's Foxtons after all and it's what we expect of them, and what is ultimately going to drive prices up even further in ED. I'm really interested though to see if the rental values they are quoting me are realistic, considering they are about 11.5% higher than the best price I was quoted by Bushells. Somehow I suspect they are not. I intend to read the contract very carefully before proceeding. 0% is attractive, but if the tie-ins and/or contract terms are unacceptable then they'll be given the heave-ho.Shall report back on my experiences.As for using Foxtons by landlords, all I'll say is have a good look through Google... I'm only looking at them because I have a specific need for a short term rental while I am out of the country, which Foxtons reckon they are very good at. Other agents in the area have advised they don't really do short terms lets or simply don't have the demand from their clients. I wouldn't dream of using Foxtons for anything else considering their prices (at least not until they proved they really could rent at the top of market prices). If you have any alternative suggestions for short term managed lets I would be happy to hear about them. If you're selling and you want max price and least cost why not take advantage. Whether you like 'em or not they have good marketing and will attract the type of punter that wants to live in ED (ie cant afford the other areas further West). paps Posted September 11, 2007 Share Posted September 11, 2007 I think I?m correct in saying this:Yes the 0% offer may last for 12 weeks only BUT the other thing you need to consider is your potential buyers see your property through Foxtons yet can not come to terms in handing all that cash over to them - if after 12 weeks they do not sell your property and another agent takes it over for example Ludlow (I think out of all the M.A.N.Y estate agents on Lordship Lane these guys are the best!!) and they show you the same potential buyers you have to sell via Foxtons!If you are going to put your property on with Foxton?s you need to remember as sellers people hat Foxton?s but as buyers you hate them even me as you are giving them your hard earned money!!Think very carefully before signing up with them is all I say!
