Lived at the top end for 6 years and only just moved last year (not through choice). It's a lovely place to live but don't kid yourself- it's still Peckham/Camberwell! If you can afford the prices, I'd go for it. Investment wise- it's definitely on the up (although I wonder if it may have reached it's peak?)
We have recently moved from East Dulwich to the Talfourd area. We're really loving it - there are loads of good places to go out within walking distance (including the amazing Ganapati and the South London Gallery!) and it's nice having Warwick Gardens just a minute from our door. I would definitely recommend it!

I live just round the corner and absolutely love it. As others have said, the 'top end' (lyndhurst end) is nicer but at least the walk from the bus stop isn't so far if you're at the fire station end. Walking distance to Bellenden Rd pubs and shops in no time - and to Rye Lane and Camberwell so ideally placed for me.


That said, I do sometimes, as a lone female, find the first bit of Talfourd a bit spooky when walking home late at night.

Bottom end is just a bit more hectic as it is a main thoroughfare.


Bottom end of the parallalel road some years ago there was a shooting with posters then put up threatening anyone that spoke to the police. That was on the estate at the end of Denman Road I believe.


I lived there for 5 years with no problems other than hassle from kids on the lettsom estate. Just found it a bit remote (I was only 23 though)

Some kids threatened to hit me with a bicycle chain, saying they were the Shadwell dogs (I know, I know), on a separate occassion a girl and a fat kid that had been causing trouble up and down the road (Lyndhurst Grove) were happily smashing the spotlights I had in my drive.


I ran out, the fat kid ran off, so I grabbed the girl and told my housemates to call the police. They freaked out, seeing I had a hold of a 14 year old girl and told me to let go of her ffs!


I slapped the fat kid a couple of years later when he was of slapable age! He then tried to rob my house. I never saw him again after that!

I definitely wouldn't say the Talfourd Road area is dull! Rye Lane and Bellenden Road are less than a ten minute walk away, as is Cafe Viva on Choumert Road, the Peckham Refreshment Rooms, the Bussey Building and Ganapati. You've also got the Peckham Pelican, the South London Gallery, Angels and Gypsies, the Cinnamon Bakery and Persepolis practically at the bottom of your street.


The area is also great for pubs. The Montpelier is just a short walk away, and we go to The Sun, The Tiger, The Bear, The Hermits and The Joiners on a regular basis. As you can see (and probably know already!) there are plenty of fun places to go out.


What's also good is that while you're in close proximity to all these places, the area is peaceful and you've got the lovely Warwick Gardens to chill out in if you don't have a garden! I really love it round here, you've definitely got the best of all worlds :)

Agree with the post above - I have no idea how anyone could describe the area as dull. It's a wonderful place to live, with lots of excellent places to go out. There are also far more good pubs around there than there are in ED.


What's more, I've been walking through the Lettsom Estate for years - both during the day and after dark - and have never once experienced any of the issues that ratty mentions.

We have been 11 years in the area and love it. Kids went to Lyndhurst Primary alongside loads of Lettsom Estate kids and never had hassle of any kind. Eldest is now at college in Waterloo and does it in 30 mins max - great transport links

    • Dawson Heights again  2 lifts out of order at ladlands block Christmas Eve so of course the 🛗 will not be repaired tomorrow Christmas Day or Boxing Day or when how do elderly or mothers with children and prams and food and presents get to the floors and with the 10 minutes you get to drop off  to park and not get a Pcn fine and delivery food to relatives who can’t leave their house unbelievable Southern housing does any know email address of Coe of southern housing 
    • Sorry but I think it's best if people just check things for themselves when they buy things. In three shops/restaurants (from some years back) I just avoid the places concerned, as in all three  cases I was pretty sure it wasn't a genuine mistake, and in one place  it happened more than once and usually late at night.
    • Sorry Sue - me again. This has been on my mind all day, it's a big bug bear of mine. If you don't mind - please can you private message me some of these shops so I can cross reference / add to my AVOID list.  Thanks in advance. Let's make sure this doesn't happen this Christmas, particularly as we head into sales season. Even more problematic in my experience.
