I guess the key is when will they stop falling.


My feeling at the moment is that a 2 bed garden flat in ED costs


2007: ?320k

2008: ?275k

2009: ?250k

2010: ???


And it is the uncertainty of what prices will be in 2010 and 2011 that is worrying people.


If you look at the rental yield they should probably be worth ?220k, but if people are getting amde redundant and unwilling ot pay as much rent (I think rent has gone down in ED recently) then they are only really worth what people can and are willing to pay and we simply dont know waht that figure is........

I think the average price is very misleading due to the smaller number of sales , this distorts the figure. Some properties in the UK may drop to or are at 2004 levels, but the figures vary tremendously by borough to borough. New builds will take a big knock due to over supply and they're over priced.


Southwark flat prices have stood up well, in fact saw an increase of 6.8% for the last quarter . Some boroughs have seen a reduction of 20%_ e.g. Barnet.

I'd imagine that properties that are 20 minute walk to tube or train station will fall faster than properties only 5 minutes walk, similarly ex-local authority will be hit harder than victorian builds etc. One thing you can guarentee about the media they'll always report the extreme end.


Anyway Pagey that BBC link does no breakdown?

    • Hallo As far as I know  info you have quoted is wrong.  You can phone for an appointment although I have always found it easier to do online. Go to their website for info on how to book appointments Any requests I have made have been reviewed and answered by a GP within 4 hours
    • Nadia did a great job tidying up my very very overgrown yard. (See the before and after photos). I live in New Zealand and my tenants said a neighbour has been complaining about the out of control ivy. Nadia was easy to contact so over WhatsApp, managed to liaise between me and my tenants. Her quote was reasonable for the amount of work that needed doing, and the end result is great! She sent photos throughout so I could track progress. Would highly recommend her to others. 
    • My car was stolen a few months back from my driveway but I had a tracker and found it in a private car park in Lavender Hill close to the police station. I was lucky. The thieves hide it up against that eventuality. High spec cars are targeted I'm afraid. The way it was stolen required the thieves to wire in their own computer accessing a front light (which had had a metal sheet welded across which they prised off). They had searched for a tracker but not found it. They also had to cut away a steering wheel lock. They had to come well tooled up and briefed to do what they did. Beating them off is non trivial. As I said, them not finding my tracker was just lucky. 
    • Been with The Gardens now for around 30 years and very rarely do I have a problem. I went in to collect a form and mentioned that my leg was hurting and hot- was seen immediately by the Practice nurse who then arranged an appointment on the Saturday with the Extra care service at TJ Centre where I saw a doctor, who then sent me off to Kings for further tests.. I recently booked a flu jab but appointment is in 2 weeks.
