In total seriousness I think you're right, and am genuinely concerned that in 5 years I'll feel like Penge is not for the likes of me, just as I have in ED in the last 5 years or so.

Penge will never be like ED but in five years time it may be like West Norwood (but with the extra bonus of the ginger line)

Penge is too far out to ever be the next East Dulwich or Peckham. A few nice restaurants and pubs will suffice for me - otherwise I imagine it will continue to be what it is now - the place people move to when the kids arrive.

Perception is funny isn't it. I look at Penge / Sydenham Forest Hill / Crystal Palace as all the same bit as Dulwich.

Whereas Brockley / New Cross / Lewisham seem like mles away. Which of course they're not, but I guess it's down to places I'd go as a kid.

Know what you mean Otta. I've lived all over South East London (Lee, Lewisham, Hither Green, Bellingham, Bromley and now Penge) and go to ED, FH and CP a lot. Brockley and Nunhead I don't know at all and Clapham is another planet.

Whatever the hype, it's flippin' 'challinging' over there, right next to Bermondsey

But, the food is great. Lots of little vietnamese cafe's (Mama Pho on Lower rd)

However, it is on the Ginger Line at Surrey Quays

I could at a push live there, but like camberwell it's pretty full on

All the other places mentioned are softer around the edges

Bromley is sh*t, and each time I go, I swear it's my last

I have always avoided Bromley as much as possible. And much as I'm liking Penge, I really hate the fact it comes under Bromley.

Being as East Dulwich is in a valley I'd say yes. Penge seems pretty flat, ED has the likes of Lordship Lane and Underhill Road.

The residential areas of Penge are flat but the Crystal Palace Park (aka Penge Common), which is of course Penge too, is a whole series of hills.

The walk up Penge High St to CP aint on no flat, that's a hill if ever I've seen one! And I haven't read that anyone has said they want Penge to be like ED. Be happy wherever you live, I am and it suits me here.

TBH loads of areas in London are improving in similar ways... doesn't make it the 'new' anything, or the next big deal thing. Just a consequence of young-ish people with good jobs being priced out of other areas.

I met a nice young girl in Peckham last week who's lived all her life in Hackney, currently living in Greenwich coz she can't afford to live in Hackney anymore. I thought, Hackney! I used to play football over there. Was always such a dump. How times change. It's been taken over by affluent yuppies.

Hackney is a bit different, it's an area where cool arty young people congregated BECAUSE it was a shit hole and they could afford it. They then made it cool and arty and then the people with money who think they're cool (but generally are not) flood in and drive prices up. There's some of this going on in Peckham I guess.

But ED and then areas such as Forest Hill, Sydenham, Crystal Palace and now Penge have never been trendy, it's more about young families.

Deptford's going the same way as Hackney. The same sort of thing is happening in New York's East Village and similar neighbourhoods. Gentrification's not just a Londoncentric thing. Yuppies out!
