Anyone know what the average fee being charged by ED estate agents is for selling a house or flat? I would also be interested to know who is cheapest and most expensive.

Might be hard to establish the answer, as I think some EAs negotiate a different fee for every client. But perhaps we can get a bit of transparency on the forum if enough people respond.

at the moment i would charge for a meal for 2 in any ED restuarant, a full tank of petrol and 1 session of queueing on Saturday at William Roses, then at that point let them come to value and advertise your property, obviously not exlcusively. For a exclusive deal add, a trip to sainsburys next christmas eve, a massage at vale practice, and a full mot on your car that should do it !

tell them what you want to pay

if the house is priced realistically, it will sell and they get their wedge

0.5% of something is more than 3% of nothing

then again, knowing how EA minds work, they would probabaly refuse to take it on for such a nominal sum, out of professional prode ( haha )

I have only sold a house once - and think I paid 1.75% plus vat - that was 6 years ago in east london and tehre was a mini slowdown at the time so I had negotiated that down. They must be really desperate now though. Think Foxtons in the good times changed 2.5-3% so they are most expensive generally and who knows if they deserve it but we bought our current house in 2006 through Oliver Burgess at Winkworth and he is a good guy to deal with if you want a real person to deal with rather than the normal wide boy.

Get yourself a cup of tea*, sit down and ring up all the listed ED agents, ask them for their best price, and negotiate downwards with the lowest. In the current market previous quotes/experience can be described as anecdotal at best.

*Rich Tea biscuits optional.

on a related fees issue how long does an agents contract last for?

we saw a house ages ago and were interested in it but the whole crash thing put a kaibosh on the idea of moving and the house came off the market. we're back to thinking about moving again and I was going to knock on the door of the house and see if they were still interested in selling. would the original agent who showed us round have some claim for fees, even though the house has been off the market for some time?

Jim, from what I understand, an estate agent who has previously introduced you to the vendor would still be entitled to some part of their fee if not all of it. If you do speak to the vendor ask them to check the smallprint of their agreement to confirm the matter. I've heard stories where people have sold a house this way and the agent has found out and successfully claimed their fee, but like I say it all depends on the T & C's of the original signed agreement...

    • Do you believe this is actually going to happen?!   Demolition was supposed to start in the summer but the Labour government have pulled the plug. Even Labour councillors have had to begin petitioning the government to keep the project alive. https://www.southwarklabour.com/2025/10/03/labour-councillors-launch-petition-for-peckham-rye-station-upgrade/ It's dead in the water surely?
    • Yep CRP Dave. It reminded me of Jess Phillips a couple of weeks ago, when the grooming gangs enquiry started going tits up.  It's not very statesman-like to lose your shit like that in the chamber. It's one unedifying display after another.
    • no need to be snipey mulumbo - just trying to understand what you want to achieve - if you have what you need great - no need to be ungrateful or unkind
    • He should be. His behaviour has been appalling. Refusing to comply with a Speaker's request to come back to the HoC and explain himself shows utter contempt to parliament and the electorate. If he had any any integrity he would resign. Nothing to do with the prisoner, but all to do with his arrogance and contempt. This Labour party don't have any integrity at all though. We are two weeks away from the Chancellor of the Exchequer breaking a fundamental manifesto commitment. Breaking promises like demeans the entire contract between voters and MPs. If she doesn't resign for breaking those promises (she won't) then all manifesto promises going forward have to also be treated as lies, not worth the paper they are written on.  She should have already resigned herself for the breaking the law over her failure to register as a landlord. They are an absolute disgrace. And whilst all this farce plays out in Downing St where the fuck is the Prime Minister? Nowhere to be seen, unanswerable to the public about this disgraceful shambles.
