Well alright RD, but I wouldn't normally you understand.

How about just the one 'mwah' and a manly punch to the shoulder?

Until I get to know you better.

careful Woof, you're on a slippery slope there, before you know it 'mwahhaa' can quickly become 'mwahhaarrgghh', or in your case 'mwahhaagggrrrr'...don't bite the hand that feeds you...

Variety is the spice of life KK It's easy to be excluded I personally have noticed that I get blanked even before I posted some misjudged profanities. There are negative vibes around the place at times and some people have put me down to the point that has made me feel pretty bad for about 30 seconds but hohum such is life.

no no no plz dont misunderstand me. I have no issues whether any one listens 2 me as an individual or not as i dont really care and its not y i personally use the forum.

At times i find others around here quite ironic, contradictory 2 their usual lines and even naive 2 think them and themselves r the only ones that pump the heart of the forum. No not pointing fingers.

As i said b4 lets all play nicely and stuff :)

    • For these places to be good they have to be mega efficient: high volume high speed like the one in Camberwell next to Stormbird.  If you can't hit that sort of tipping point you end up having to cut corners and you enter a sort of death spiral.  The one at the south end of Lordship Lane near Joseph's is fairly hopeless.
    • It's my understanding that estate agents are obliged to put forward any offer to the seller made to them by the buyer. The decision to accept us up to the seller.  If you're in a chain and someone in the chain has the brass neck to threaten to pull out at the last minute unless you take their lower offer, you're in a very tricky position and the gazunderer knows that.  It's a really nasty thing to do but a crappy person will do it to save money.  That's why if you can be at the top of a chain by going into rented or some other temporary solution you're in a much stronger position to tell the gazunderer to take a running jump which is very satisfying.
    • Isn't it because any bladed item now needs to sold with a new set of legal conditions (age verification etc) which this forum doesn't have? Even if there's a tool to remove stones from a horses hoof, and a tiny pair of tweezers its still got a blade.
    • Yes, if you think they have been complicit in this. When you say you "had to" accept the lower price from your buyer, was that because of the timing of your purchase?
