  4. Thanks for clarifying, what works have they carried out in the common parts? You therefore both have a share in the freehold company, they will need you on there side for any works requiring freehold permission. In your lease does it require permission to sublet? This might be another angle to look out. It does make it difficult that you are both members of a company as such (freehold co). Is the flat above tenancy managed by an agent. As you might be able to compliant to them to get through to the tenants in the meantime. Good luck.
  5. Hi there, Who manages your building is it an individual landlord or managing agent? They should be writing to the owner of the flat quoting sections of the lease where they are in breach. Even though they have rented the flat the tenancy still has to adhere to the terms of the lease. If there are wooden floors and there is a noise issue, the terms of the lease will refer to floor coverings ie carpet and underlay. For any fitted would flooring the owner of this flat would have had to apply for permission (and there should be different constraints with this ie. Acoustic underlay, properly fitted etc..). As evidence it is important to keep some sort of sound diary recording type of noise, time and date. I feel you pain and hope this helps.

  7. These works seem to be a complete waste of time, money and an accident waiting to happen. Is it safer for cyclists? But insane to think the works are at the detriment of motorist and pedestrians.
  8. Sorry to hear about your situation. Do you own your property? If so please contact your managing agent. They should be able to speak to your neighbour as she will need to rectify her leak issues and also approach the noise issues. The water damage to your property you can make a claim on the building insurance, but ideally you want to make sure other leaks do not happen. If you rent your property inform your landlord or the council, they should take your issues seriously and will deal directly with your neighbour to hopefully resolve the issue.

  11. Check your building insurance policy as there should be subsidence cover. But bear in mind that any call to your insurer will result in a potential claim and will possibly affect your insurance cover. To establish whether it is subsidence first would be best. Have you seen the crack? It would have to be very large crack not a fine line crack. If it is established it is subsidence then your insurer would appoint a loss adjuster, they will make there recommendations and monitoring any movement, cracking. Will look at the surrounding areas for trees etc. It can be a long process but should all be covered under your policy apart from the excess.

  13. The climbing wall is such a silly idea, unfortunately there will be casualties. Agree I thought they would make use of the space, love the large hill slide but there could be so much more!

  16. Dear Avablue, As a mum and dog owner I was astonished by your post. The mother sounds like she has some serious issues. She sounds so manipulating and obviously doesn't give two hoots about the dog. Is there a father on the scene? She sounds a very sad individual and hopefully your next employer or family will appreciate you. Keep notes and stand your ground, don't let this horrible woman bully you. Feel so sorry for the little girl (and the dog)! Makes you wonder why she lost her job? All the best.
  17. I donated too, in the haze after giving birth was thanked as it was a good amount. Was on such a high anyway but after felt so pleased for possible helping someone when I had been given such a wonderful gift.
  18. I had my only one at 42 and had a wonderful pregnancy, he came three weeks early and still had another week of work to do. Someone mentioned that older mums babies do sometimes come earlier, was just never told that or would have finished work earlier. All the best x

Unfortunately the Dulwich Estate also leave derelict buildings for years, you only have to look at the Old Unigate Dairy site on Croxted/Park Hall Road which has been an eyesore for 10 years left to go into disrepair. Until of course they finally get the planning to go through to maximise their asset.
  20. Hi Fly Elmwood is an excellent school Ofsted outstanding and part of a federation of schools. We visited the school and was totally impressed with the standard and also the general feeling if the school. Are you in West Dulwich? Good luck.
