You can also try negotiating a 'fixed' price rather than percentage commission. As long as your fixed price is realistic enough the agency wouldn't turn your offer away. I was able to sell my place for under 1% since I achieved above asking price. Base your fixed price along the 1% margin of the value of your property. My opinion on which local agent to use would be either Winkworth (I have had dealings with them both buying and selling over the past decade) and find them the most honest along with Roy Brooks for the same reason.

I also try and avoid a right turn at that junction and would agree with trizza that a filter light is much needed and possibly red light cameras.. I also agree the lighting sequence is out of touch with the volume of traffic it must control. The green light for east/west traffic barley stays green for 20 seconds and sometimes less, which results in traffic banking up EDR back up to the junction at Crystal Palace Road. The situations is also compounded by the 4 way crossing which imho gives too much priority to pedestrians whenever the crossing button is pressed. An easier, cheaper and quick solution is to increase the time for east/west traffic and even without a filter needed sequence the lights opposite to go red a few seconds before so drivers can turn right. If they can (and they have) fit filter lights at the junction of East Dulwich Rd and Crystal Palace Rd then why the hell not at this junction which obviously needs it more urgently.

The airport is officially open 24 hours but there is a night ban on flights between 11pm and 4.30am - airlines must get (and pay a considerable amount of cash for) special dispensation to land between those hours... between 4.30am and 6.02am only a handful of flights are allowed to land and they invariably come in from the far east, some US destinations and some destinations in Africa. Flights not scheduled to land before 6.02, that arrive before that time, are not allowed to land and are stacked above London and surrounding areas until after 6.02 (most flights will take into account the flight time to allow them to arrive around their scheduled arrival time)... the noise is nothing new to the area... at 3pm everyday the runways at Heathrow are swapped to give residents on the flight path a break. This is why sometimes you'll hear the planes coming in and sometime you wont. Aircraft only approach over London to land and never take off and ascend over London.... hope this info helps..

I was also thinking leaves today.... they are everywhere and East Dulwich Road is becoming a slip hazard as the leaves are beginning to rot... will the council schedule in to clear them up??

Im on the first floor, haven't noticed any problems.... The bath was running really slow a few weeks back but I used 'melt' which cleared the problem....

This thread is not about car user bashing though is it? Its about the impending pinch points at Grove Vale which will not affect the destruction of East Dulwich or preventing pedestrians from going about their daily lives using that road. My point is if this plan to install pinch points goes ahead it will not benefit pedestrians, bus or car users alike but cause inconvenience to all. And how do I know? I don't but from the experience of such installation on my road I can only speak from that experience.

Im sorry huguenot but we have complete opposite views on this as I believe roads have been changed dramatically over the years to inconvenience the private car user in favour of cyclists, pedestrians and public transport. And whilst I do support some schemes which indeed do improve the road for such users in some cases and some areas all it has achieved is chaos for all users. I drive and I use public transport so can see from both sides what is good and not so good. In my opinion since I experience it everyday on my road, pinch points have not improved the road for either pedestrians, public transport users or car drivers. They have caused chaos on the road especially when there are buses either side of the road trying to get through. London roads are already narrow and to narrow them even more when you have wide buses trying to get trough does not make sense to me. When a bus starts mounting the pavement to try and allow another bus to get through indicates something drastically in planning has gone wrong. How can it be safe for a pedestrian when a large bus is mounting the very widened pavement that was meant to make you safer. How much more inconvenience has it caused to those that use the bus when an extra 20/30 minutes have been added to your journey because the buses cannot negotiate a way through. To some extent I understand fully where you're coming from, but to get the right balance on roads that were not made for such large vehicles is something planning must take into account when deciding to narrow them even more.

Who are you to recommend to me to change my job or move closer to it? I live in this area as I happen to like it very much hence being here for 10 years. I also like my job and have no intention to leave and if the commute to Heathrow Airport was more convenient on public transport from this area then yes I would absolutely use it, but it is NOT - and I have no desire to live near Heathrow Airport. Your remarks that car owners are selfish and indulgent may be correct for a small proportion of car users and I may agree with you but the vast majority are not. The fact you think that the population can use their feet or public transport or indeed a set of two wheels that emit no pollution in the air to go about their daily lives is impractical. Yes there are people who are able to commute by bike to work but not all of us can. And a road was invented for vehicles be it private or public, I do not see pedestrians walk on a road but a pavement. Southwarks plan to reduce the amount of private cars on the road is what is not sustainable. A council cannot dictate to an individual whether or not they should use a car. Southwark, and especially this area sorely lacks an enviable public transport system since there are no tubes, buses take an age to get to their destination and trains in my experience can be unreliable. Until we have a transport system that can efficiently and effectively get me to and from work then I have no choice but to use my private car. Back to the topic of this thread, I still stick by my original post that the road calming measures Southwark seems intent on implementing will cause nothing more than chaos for both private car users, public transport users and pedestrians. And if that does happen on Grove Vale, then yes, I will source another route for my 22 mile journey to work.

Well that hierarchy doesn't sit well with me since I am not able to walk to work, walk to do my weekly shopping, cycle to work, or take public transport to work, the fact it can take me upto 2 hours to get to my place of work which is 22 miles door to door, you can work out how much longer and more awkward it would be using the buses, tube and train - therefore I rely on my private car which I pay a lot of money to run including Road tax! So excuse me if my hierarchy wants a little more priority for cars on the road which the road was actually made for. As I have mentioned I live on a road which has pinch points and speed tables on it. Southwark claims a high percentage of respondents to the consultation supported the calming plans, yet they did not publish exactly how many respondents there were or the percentage in favour.... if you ask any resident on my street most will agree the pinch points have made travelling on this street worse than before as buses mount the pavement to pass (in some cases coming within inches of the front yard of houses - vibrations have also significantly increased) - it can take upto 30 minutes to pass whilst the buses negotiate how best to get through. And I do believe strongly that car users know what's best for a road they use on a daily basis than some pen pushing road traffic officer who has no experience of the road he/she is planning to ruin.

We had pinch points installed in my road and they have caused nothing more than total havoc and frustration to all car users driving down the road which also has bus routes. Southwark seems to like to implement their traffic calming measures no matter what anyone thinks.... getting the speed down to 20mph is all they care about and I would bet that most of these decision makers dont even live in the borough. Grove Vales is already a congested road at the best of times without the need for extra calming measures.......

I am not at all surprised you were targeted in broad day light. I was burgled last year in the morning as my housemate was fast asleep (wore ear plugs and took a sleeping pill do was totally out of it), I always thought there was no way in apart from the front door since the back is very secure since you'd need to jump many other gardens to get to the back. And how did they get in? Through the front door, kicked it in, pure opportunists who got away with a lot of expensive stuff. The cop who attended did say burglaries were up in most areas of London (not just round here). Since then I have installed an alarm and keep the bolt locked even when at home. Everyone needs to use their common sense and keep there properties secure..... if not there will always be an opportunist who try his/her luck....

Not sure about Lordship Lane or other areas that have a high density of businesses. My point is I don't think the council could warrant daily collections in residential areas of which most of East Dulwich is.... Lordship Lane is pretty quiet if compared with Maida Vale (which has a higher density of shops/businesses and people). Does Maida Vale and St Johns have a daily garbage collection?

You'd expect Westminster to have daily garbage collection purely for the amount of garbage that is produced by businesses in that area and the volume of people that frequent places like Leicester Sq, Oxford str, Soho etc..... I just don't think you could warrant a daily collection in suburban East Dulwich or indeed many parts of Southwark (save the South bank maybe)

ok, but would that mean having to walk to the end of the street to empty my garbage? Not something I'd like to do I'm afraid and believe it would be a non starter... why would anyone want garbage collected every day? Just doesn't make sense to me....

To be fair, you'd have to get through an immense amount of garbage to warrant a daily collection, and personally I wouldn't want a garbage truck up and down my street everyday....Also can you imagine the cost of a daily collection? I'd rather council tax be spent elsewhere such as more cops, education and health etc....

Rather than issue more bins, (most people have more than 1 green bin - well on my road anyways) why can't we just change the colour of the bin lids? Or stick a sticker on it? I live on a converted house with two flats and we don't need another bin at all and we have a green bin which seems a little redundant since we're co-mingling recyclables and filling less 'other' waste. I really think the blue boxes are too small and not secure enough in the event of adverse weather/cats and foxes to rummage etc.... it seems logical to me to get rid of the blue boxes and just convert (for those with more than 1 green bin) a green bin into recycling.... and those that don't have an extra green bin to be issued with one????
