  3. Do you think so? I think in this market if you have an attractive enough "asset" it largely sells itself. It is a sellers market so it is hard for a buyer to try too much nonsense and really the agent was largely just dealing with the admin of the process with us. They take instructions from their client for all the big decisions - if you are greedy I am not sure that is the agents fault.

  5. 37 in a couple of weeks ZT. I will buy you a pint in The Actress, but you will have to put up with my son in his high chair watching PeppaPig on the iPad. Sorry, it was a flippant post which never helps. But then, with the similarity to events you posted about on the 30th your post is either (1) genuinely unlucky to have happened twice or (2) a greatly exaggerated. Not sure it is relevant to this thread, but I always used to ride my BMX on the pavement till I was probably in my early teens. Rightly or wrongly it happened in the 1980s too I guess.
  6. ZT - the best advice I can offer is to avoid the clear danger spot that has developed around the Dulwich Library / Plough area. What with your scooter near miss on the 30th of June (see post a couple of pages earlier) and now a cycle near miss today it's just a matter of time before you a finally felled by one of these riotous brutes en-route to which ever pub their parents leave them in all day.

I bet at lunchtime in The Castle, Franklins, Palmerston, the left hand bit of the EDT, benches outside The Bishop, most of The Lordship you wouldn't see a kid let alone be so appalled at the sight of one having fun. Round here there are almost endless options. After 7pm in any pub you won't see any either.
  9. I think it is generally recognised that as times change and society behaviour evolves, many people yearn for times gone by - often with a rather rose tinted view of what it was actually like. If you find yourself feeling like this, I fear you may be being left behind. I hated being dragged to the pub as a kid and having to sit mute with a glass of lemonade and packet of nuts. I would much rather have been in a bright, open space with the TV playing cartoons and other kids around and lots going on. I am all for the pubs round here doing it. If you don't like it, you have options. Just because 25 years ago we would all sit in smokey rooms moaning about horrible modern aspects of life such as computers and whatever else was awful back then to people who yearned the good old 1970s when things were really great.

  11. "so called parents"... Seriously? Went to the re-incarnation of the Patch / Mag / whatever it used to be called last night. There was not a soul in there on a sunny, Friday evening. Suggest you go there for a quiet pint without the bother of other people. I am the proud father of an 18 month old and love the pub, love watching football, love watching football in a pub. I am very happy to take my son to The Actress at midday on a Sunday (family friendly). Love it. Great family atmosphere. Our future. Our Legacy. Would never take him near a pub when he should be in bed / having time at home. This generally comes after 6pm. If you can wait till 6pm, you can gnerally have a child free experience. If you can't. Oh well, take your chances I guess.
  12. Went in last night purely for research purposes.... I think the loss of those high tables / benches by the window is a bit of a shame. Used to like sitting in the window seat and watching the world go by. Otherwise quite like the look.
  13. Saturday early-evening show at the Odeon in North Greenwich is ?10.90 for an adult ticket vs ?12.60 for the same film at the same time at ED Picturehouse. Given the convenience of having a cinema on a high street location you can walk to and not have to park vs the out of town retail park I don't agree it is bad value when compared to the wider mass market. (ps in case I get accused of choosing an expensive one to compare to, the same ticket costs ?11 in Liverpool!)
  14. Surely not. A pedestrian has right of way over vehicles turning into the road if you are already in the process of crossing. But in this instance the traffic is coming down the street you want to cross. Surely the traffic has right of way there otherwise you could just step out into any road at any time and expect cars to stop?
  15. It's busy, but certainly the best way to get to St Pancras locally. Lots of people get off there to go to work at Kings, so if you position yourself on the platform near one of the flights of stairs more people generally get off than try to get on. 7.30am is pretty early too, you should be fine.

  18. I was 5 so not aware of any early 80's naughtiness on his part. He just looked a bit sad on the TV tonight, like a bloke in his early 60's who had just lost his job. (ps...what did he do?)
  19. Just watching Simon Hughes who was 32 years in Southwark, you have to feel quite sad for him. When he loses >15% of the share there, guess James Barber didn't have a chance in Dulwich.
  20. Give it a few weeks and you will see them running back down the ramp towards the bus stop in a foul mood as they realise their train isn't coming. Evolution in real time.

Been doing the journey for the last 4 years ? it was always ED to LBG and then Jubilee Line, but the issues with the service to London Bridge plus the extra Underground passengers who can?t now travel from LBG to Charing Cross, just makes it too unreliable / busy. Even if the train to LBG is on time, it is not uncommon to have to let 3 or 4 Jub Line trains go now before you get on the tube. Have tried various alternatives since but my current preference, bus to Denmark Hill to catch the 8.13 to Blackfriairs, get off at Elephant and Castle and then Bakerloo up. If it is running on time, it gets to you E&C by about 8.20am and Baker St by 8.45am. The train from Den Hill is relatively empty as well as it doesn?t carry on through to Farringdon etc like the others which get very busy. There are others before and after from Platform 3 that stop at E&C as well ? most come from Peckham Rye first I think. Alternative depending on when you are ? bus to elephant and castle. Takes about 35 mins from LL. Where I get on, if you get on the 40 you can get a seat and the stop is right by the Bakerloo entrance. In 2017 the route reverts back to LBG and then Jubilee!
  22. Amazing, we did a similar route for our honeymoon in 2012.... Whale watching off Provincetown in Cape Cod. A ball game at Fenway Park in Boston - great atmosphere / iconic even if you don't understand the rules! Spotted Pig in NYC. Burgers....pretty much anywhere All of it will be great, enjoy.
  23. Price per square foot is quite competitive for ED. ....It's a shed, I get it :)
