Very good points 'new mother', especially the last point. We had something similar happen to us when we were trying to sell, a girl came round wanting to buy the flat, she said that the outcome of her survey was that the bank had concerns over lending the money as the property had had subsidence. We submitted all the paperwork to show everything was fine (another flat in the block sold two months prior), but then she came back with that she couldn't get the full amount & it turned out she was a time waster. I would strongly urge you to get the agent to set up a meeting between the three of you so that you can see all the materials from the surveyor yourself....
  3. I think the surveyor who is acting on behalf of your prospective buyer is just being over cautious/over zealous. Have you spoken with your estate agent to see if they can act as a go-between and help out at all? Alternatively, you could speak to your buyer directly and reassure them that there is no subsidence and perhaps pay their related costs to go with another lender. I believe that some lenders/surveyors are more stringent than others. If you need a good independent surveyor, I can recommend one. Cheers.

  6. Great to see two new sets of fluffy ducklings bobbing about on the lake tonight! :)) I think we counted 5 in the one brood and 4 in the other - fingers crossed the number don't decrease over the coming days!
  7. Thanks Unkle_Paulie for the write-up of your meeting with the Manager. I was in Sainsburys today around 2pm and was disappointed to find they had completely sold out of fresh whole chickens and when I asked someone whether they had anymore, I was told no and the reason for this was that they had a very low delivery yesterday, which to me appears ludicrous when Saturday afternoon/Sunday surely must be the busiest time for them? I appreciate they maybe serving up to 11,500 customers, but really today's visit was a joke, not only was there no whole fresh chickens, there were no red chillies, no parsnips, no fresh peas and a limited selection of bagged salad! If I had more time, I would definitely be doing my shopping along Lordship Lane, using the SMBS shop, Moxons, William Rose and the other small independent retailers. Sainsburys ..... (td) (td)

I somehow can't believe that ALL one bedroom flats that were originally marketed at ?230k around a year ago, are now worth ?170k, as clearly that is more than the average % that property has supposed to have fallen over the past year or so, as this is more than a 25% drop!!!! Either the property was severely overpriced when first marketed or the owner must be desperate to sell it now. We've all seen the mass media headlines screaming about the dire % drop in house prices over the past year, but somehow I don't see it being over 25% in one year, maybe 25% in 18 months or so but this kind of scare-mongering is not going to do any of us any good when we've just entered a recession!

I was in here yesterday for lunch and am saddened to hear the staff were the victims of a vicious armed robbery, I have always enjoyed my tea and cake and lunch with friends in this place and don't think it's very appropriate for people to make light of such a serious incident, which clearly will have traumatised the staff.

  17. I went to Jaflong last night with a friend and was very impressed. For me, the best two curry houses in East Dulwich are Omrith and Jaflong. I used to really like Dulwich Tandoori for years, but think it's had it's day now!

  20. I went with a friend recently to Si Mangia and was very disappointed after reading so many rave reviews on here of how great the food was I actually wondered if I was in the right place! My starter of sea food was very salty and the main course of chicken I had was very bland and came with what can only be described as a very basic salad, the waitress also looked puzzled when I said no to her offer of chips to go with the chicken. Black & Blue gets my vote for best SE London restaurant. Although not in SE strictly, I would also recommend Metro in Clapham and Chez Bruce in Wandsworth and the Thai place that's in Herne Hill, definitely the best Thai place in South London and beats Thai Corner Cafe hands down!

  23. I sure do, although I don't think that is necessarily a good thing .. ! ;-) The owners two 'yappy dogs' have not engraciated themselves with a number of the neighbours either! Anyway, as long as the owners of No.5 are happy with the renovations - I guess that's all that matters! ;-)
  24. No idea - are they planting white roses in the garden???!!! Just take a look at the house and the furnishings inside and the 'summer house' at the back of the garden and maybe you will understand my comment!
