Not bad advice - we wanted to sell and move on and had 25 years of equity so were determined sellers - sold in 6 months - around 60 viewings 4 offers 2 repeated but lost their buyers and dropped 60k off the asking price in the end. The old adage a good buyer is better than a good price has never been truer.

The truth is buyers are paying top dollar for shoeboxes in ED with it's relatively poor transport links because it has an indefinable 4 quid latte / 5 quid loaf cachet. Some first time buyers must be saying I can get a 3 bed house and big garden in Bexleyheath with top state schools for the price of a 1 bed garden flat in ED , and it's quicker to get into the city. I have just cashed out and made such a move couldn't be happier.

Could easily be about identify theft. Throwing the bins in only takes a moment and back at base they can sift through the contents looking for bills, bank account numbers and the like.

All seems very fair and reasonable - there will no doubt be plenty of the sky is falling down responses from the usual NIMBY suspects.

The peak in ED was probably 18 months ago when any old rubbish sold at asking and mint properties in good locations had a bidding war. Since that peak I would say achieved prices are down by up to 10%. I have just sold and got 93% of my initial asking price (which was regarded as being 'achievable' by a reputable local agent after 3 accepted offers failed over 6 months. I was happy to cash out and buy elsewhere. One local agent described the summer market as a 'horror show' and another had never seen so many flats on the market. In the absence of any good economic headwinds, rising interest rates and eye watering prices net negative migration I don't see this situation improving any time soon. That said a lot of vendors are refusing to accept the new norm and are not selling at the moment so shortage of supply might hold prices up. Whatever the situation it is a dysfunctional market.

?1.2m for a two bedroom , no bath only shower room - they have one kid now. Will be a difficult sell down the line. Plus they have one of those fashionable wood burners that is poisoning the children. Looks nice though.Plus it may have been a dairy but I knew it as Walsh's Glazing which I found very useful over the years. All the useful shops like locksmiths, electricians etc have gone now. I mean how much artisanal coffee does one need. Plus the kitchen is just a cooker and two cupboards - good job they won't be doing any cooking or it would pollute the whole of the downstairs furnishings. -

Can I second that Peter and his team ensured our move to Welling went very smoothly. His staff are hard working ,very pleasant and courteous and took great care with all our 30m3 of possesions. He also masterminded the moving of a huge amount of garden rockery , large specimen plants and sleepers. All went without a hitch and nothing lost or broken. A real 5 star service and would use them again in a flash and wouldn't hesitate to recommend them to anyone for their moving needs. Oh and a very fair price for the service as well. ***** -

It's not really the right place but no-one seems to mind these days. Firstly don't use British Gas they charge around ?3000 to fit a boiler and seem to think they are doing you a favour. You can buy something like a Worcester Bosch for around ?750 and I got my local 'go to' man Kevin to fit it and he charged a very reasonable ?300 and it took him the best part of a day. So if you go down this route it would be cost effective to get a new cupboard fitted with all the 'savings' you make . Kevin's number in case you wanted it is 07713 589937.
