  1. Also sorry to hear - hope he makes a speedy recovery, not a nice experience. Reported to police? Victim support any use?
  2. No water top of Upland Road. Since 2010 this has been happening once a year. Goodrich primary likely to be closed if no water returning by tomorrow morning.
  3. Wood is preferable for a period property and will last 100+ years if looked after which is probably more environmentally friendly. However...the capital cost and maintenance is higher... If you do go for uPvc, do get sash. The best design - open the top and bottom a bit to get far superior circulation to anything else.

Cost ?1000. I pay VED of ?230 a year (car tax if you like), insurance ?400, service and MOT average ?250. I expect to own the car for five years so approx annual cost - including depreciation - before fuel is ?1150. My mileage is low - 1000 miles a year - roughly ?175 a year in fuel. Total cost of running a car - ?1325 Total cost of an annual zone 1-2 TfL season ticket - ?1364 My neighbours have three cars - I have to park sometimes far from my house -how is that fair!> None of us really should be driving in London, apart from those who really need to (elderly/disabled)
  6. Found phone reunited with a happy owner :-) msg can be deleted

  8. In Southwark, 60% of households don't have access to a car. Page 11 http://content.tfl.gov.uk/technical-note-12-how-many-cars-are-there-in-london.pdf Door to door from from Mount Adon Road it's about a 40 minute walk. The bus would shave maybe 10 minutes off that during peak times, so not far off to say an hour round trip.
  9. Mens: Historically a straightforward cut was ?4, then ?9; it's now around ?12 - ?14; it was easy to tip by paying with notes and politely refusing the change. 20 years ago rounding up from ?4 to ?5 seemed generous. Nowadays ?14 to ?15 scrooge-like. And as Sue says they always seem embarrassed. So am I. Interestingly, men's haircuts have always been around ?2-3 more than the price of 20 cigarettes.

Going into negative equity (i.e getting less than you paid for it in the first place includng builder's costs etc.) 2. if (1) then leaving the property until the price increases such that you can break even or make a profit
  11. Shouldn't have to find a joist - they're light enough to be supported by plasterwork

  14. There's a whole load of routes to avoid zone 1 and pink readers at a number of stations, full list here - https://tfl.gov.uk/fares-and-payments/oyster/using-oyster/pink-card-readers For instance going from Denmark Hill or Peckham Rye to Canary Wharf, use the pink reader at Canada Water; or to, say, Surbiton, the pink reader at Clapham Junction. Probably not as well publicised as it could be (when they opened the overground line in 2012 there was a blaze of publicity and automated announcements, but I haven't heard anything for years...)
  15. Touch the pink card reader at Stratford and the fare will be ?1.70 peak or ?1.50 off peak. It?s a legitimate and recognised route. TfL even suggest it if you use their journey planner. https://tfl.gov.uk/fares-and-payments/fares/single-fare-finder
  16. Have you had any other valuations? I would get three or four valuations at the least to give you a better idea (taking into account that Foxtons will overvalue). It's a buyer's market and prices are down in London (see various threads on here). Many sellers are being surprised.
  17. First world problems! (Still a problem...)

And much cheaper Agree about the 42 for most of the day, but catch it from Goose Green before 0630 and it takes a shade over 30 minutes. Taking the bus in the small hours is surprisingly quick. It's after about 0730 that journey times practically double.
  19. On the money front - look at the best brokers here. And if you have enough time, apply for a credit or debit - e.g. Starling bank - card that doesn't charge the ~3% fees https://travelmoney.moneysavingexpert.com/holiday-money/
  20. Block of flats on the corner of Lordship Lane/Upland Road have four gas meters on the outside. The one furthest from Lordship Lane is in a constant state of flux - the housing is off for a few days, then it's back on; the parts are always in a different position and it looks like it's hanging off the wall. It's not a prepaid meter so no constant access, and the other three meters are untouched. Can anyone reveal the story? It's been like that for years, but only just got to me!
  21. Try a broker - e.g. Adrian Flux / Hiscox. Be entirely honest and upfront, you shouldn't have a problem getting cover. Direct channels just want easy money. Usually only two times in life a broker comes in handy - difficult insurance, and mortgages.

Yup! Noisy, hot, claustrophobic. A bit like their sponsor.
  23. Air conditioning will cool - and, importantly, dehumidify - an outside temperature from a rough maximum of 55C to a minimum of around 18-20C Air *cooling* is just a big fan. The old buses with opening front window and roof windows were probably much cooler in summer. Anyway, it has been reported in the press ad infinitum... https://www.google.com/search?client=safari&rls=en&q=boris+bus+hot&ie=UTF-8&oe=UTF-8
  24. The top piece of glass in the one of the first floor windows looks like it is going to fall out shortly. In the absence of anyone living there I did drop an email to building control over a year ago, but heard nothing back. Is it just me?
