    Tis true, Christopher.. I suppose people do think in terms of train stations, although they're not always relevant. If you live on the at the Peckham Rye side of SE22 though, Herne Hill seems separate enough. It would be a brisk half hour walk and just as long if attempting it on the bus. This is of course the (*straightens tie pompously*) "East" Dulwich forum. So technically even the Village is 'out of bounds' as well. I suspect you may be a Village interloper! Light the torches! Gather pitchforks! OUT! OUT!

  13. I didn't even know there was an Irish festival. What exactly is happening and when is it? On a side note: The Irish, Scots and (to some extent) the Welsh seem to have cultivated (in collaboration with the film and television industry) this myth that they are peoples blessed with uncommonly good looks. However, I can report from experience that the general level of mingingness is no better than that of England, which is pretty poor in itself.

  15. However.. People who have harmful intent towards children are sick (ie ILL and need treatment as well as locking-up). People who eg drive like cocks are perfectly well but still seem to think it's just fine. So in fact, one needs treatment and the other needs a slap.

  19. Just tried the PO out of curiosity Buildings and contents came back as nearly ?700, so worse than Halifax (current insurer). Spadetownboy.. sniff.. you got me all excited for nothing. (As excited as one can get about insurance anyway)

If the building hasn't been underpinned, or if there's never been a claim for subsidence, then you won't have any problems getting getting building insurance (as ClareC says, Halifax are a good bet and this is normally their policy for SE22. We're with them as well). Even if your building has shown significant movement and might even be on the verge of needing underpinning, as long as a claim hasn't been made you should be ok. The problems start when there has been a claim made in the past.
  24. Definitely shop around.. In areas where subsidence is less common, the homeowner can often be held to ransom by the insurer, but here in ED underpinning is so common that you should have more options - more so if you've had remedial work done properly and have all the documentation to back it up (the structural engineers report which Mark mentions is key) There's a scheme called PUPS (previously underpinned properties) though I'm not sure if this is more for people who are having problems getting any cover at all. Local insurers may give you a better deal, as they are more familiar with the score here in SE22.. If you are confident the problem is unlikely to reoccur, you can also offer to increase your excess which will greatly reduce your premium.

    As ever, a TOP TIME was had by all. It never ceases to amaze me how you can cram 200,000 people into some fields with very basic facilities, watch them guzzle booze, class A drugs and smoke themselves silly for four days solid, and still fail to hear a voice raised in anger all weekend - let alone anything approaching a fight. Good to see everyone on the forum is still bitching and sniping about the same old guff though. I look forward to joining in, once my seratonin levels take the inevitable plunge.
