  1. Very funny. I thought landsbergers post was incredibly harsh on the OPs sis and on an 8 year old child and hoped she?d misread the OP. I didn?t initially respond because really, defending someone else?s sister and nephew online felt like none of my business! However, sometimes online I feel like people forget that they are talking to and about real people?
  2. The Spanish Deli has been open for a while now. I go there every Saturday for jamon. Also, on Friday's and Saturday they sell the most amazing tortilla sspanola (one of the them typically has chorizo in it). They have a good selection of wine, meets, cheese, olives, oil etc. Well worth checking out if you like Mediterranean food.   5. I agree with that. I love the Crooked Well. Its probably my favorite gastropub in London. People are and can be snobby about anything- Peckham Rye vs. East Dulwich, the South End vs the North End of Lordship Lane; one local school vs another local school? Snobbery has no logical limits. Don?t worry about what people think about your neighbourhood. As long as you're happy and it works for you and your family who cares. People slag off every area including ED and South Kensington (though for different reasons of course).
  6. Oh, that's too bad. One trick might be to put in two applications. From what my architect said, Southwark don't always approve / like outrigger extensions and so it's easier to get it via permitted development. Therefore, you could apply for the outrigger via permitted and the dormer / hip to gable via full planning. It would be hard for them to reject the hip to gable as it's got lots of precedent. Just don't take the piss with the size of everything and make sure you aren't harming your neighbours amenity. I've found Southwark to be reasonable. We submitted 2 applications: pd for the loft, full planning for ground and first floor extension. All went through smoothly.
  7. I think some people (in ED and elsewhere)are snobs. What is cool and edgy to you just feels like too many poor people and tat to them. Of course that's a gross generalisation because there are leafy bits of Camberwell and plenty of people with money live there too. However, if you honestly want to know why some people slag the area off, that's why.
  8. Not really. That's the train I take. Between 8:04 and 9:07am there are 8 trains to Blackfriars. Outside of rush hour its not great but for overland trains I don't think 8 in just over 60 minutes is infrequent.
  9. A friend of mine didn't speak until she was 2.5 going on three. When she did start though she began speaking immediately in full sentences. It might be nothing. Hopefully he's okay.
  10. I'm bored on my commute home so I'll take the bait! All those buses go to Camberwell too. You can get to London Bridge just as easily from Denmark Hill as ED station so it no advantage there. The Denmark hill area of Camberwell is clearly way better connected than here. It's not even marginal.
  11. I had an outrigger built in addition to the main loft room and ensuite under permitted development. 40 cubic meters will gave us an outrigger bedroom that was 110sft (so a decent double). We limited the height to 2.2 meters in both the main loft and the outrigger and that made it work. If you want really high ceilings in the dormer loft extension or have a really wide main house then it might be more difficult but its worth playing around with the parameters. Do you have an architect?

  14. I now remember someone working at the cinema told me they were bidding for the space but the price wanted was getting unreasonable. Not sure if in the end the cinema has it or if its someone else.
  15. Horses for courses. I love Georgian architecture but would never live in a Georgian townhouse. The shallow footprint is great for creating a lovely sense of light but to get the same square footage as a Victorian terrace you need to be spread across far too many levels. Victorian London for me :) Dulwich is more of a family area with great parks and children's amenities as well as good restaurants, pubs, bars etc. Camberwell is more urban and feels more like central London, which is fine if that's what you are looking for.

  17. I agree with Andrew that I'd still class them as independent retailers. They replaced similar small chains. For instance, Burro e Salvia replaced Speedo Pizza which has more than one outlet. I can't remember what was there before Oddonos amymore but most of the long standing indies on LL have more than one outlet including Le Chardon, Lordship Lane Carpets, etc. If some think having a few outlets means you are no longer independent then Lordship Lsne is largely non indie chains already. I'm not against chains- I'd kill for a Nandos. My only point was that most major national chains need a minimum square footage for their business model. Because the retail units on LL are so small it excludes them. Chains that need less space like Tortilla eye might make it work but our small units will mostly remain boutiquey- too small for mass retailers like H&M etc
  18. That behaviour is not to be accepted in an 8 year old though again its also not a warning sign of some deeper issue. It should be punished in some way rather than brushed off. I get the sense though that your post is more about your frustration that your mother doesn't treat the grandchildren (and perhaps you and your sister) equally and dismisses you and your family's concerns / feelings. You can tell her the majority on the forum think the behaviour is worthy of a telling off but maybe that's actually besides the point. Whatever you do, don't let something like this tarnish your relationship with your nephew when it seems you are really upset with your mum... The kids are in fact behaving normally (perfectly normal children are sometimes naughty after all).

  20. Yeah-- near the cinema is my end of of ED as well. That reminds me that the rumour was Tortilla would be taking over the Irish Shop-- which if true would be an example of a chain taking over an indie. I see there is some working going on there at the moment. Does anyone know what the story is?
  21. Okay, its just my opinion. None of us have a crystal ball regarding how the high street will evolve. I've lived in the area for a long time now and I certainly didn't see it coming. Like the OP, I actually love the new amenities-- cinema, Burro e Salvia, Cave de Bruno, Oddonos, etc. I like all the new stuff up in Peckham too, including the summer rooftop cinema. We are all lucky to have so much choice.
  22. There is no need to get upset or continually misrepresent what I am saying. I disagree with something's you've said but I'm not attacking you. None of the shops you mentioned are new (8 to 9 years old). Franco Manca took over from another small chain (draft House) not an independent. My entire point is that the shops that are still independent are likely to remain independent because the size of the retail units are too small for the required footprint of a chain. So while higher end chains like M&S might take over lower end chains like Iceland I don't anticipate any significant change in the independent make up of the high street as a result of the cinema and M&S (unlike you). There are only two existing shops that might be large enough for the chains that don't have them already: the old ED Deli site and Foxtons (which is a chain too)Some of the apartment blocks going up in the area equally might create chain coffee retail units. However most of the existing units on the high street suitable for chains were taken by chains 8 to 9 years ago.
  23. Jeremy please tell me in the last few years which independent retailers have been replaced by a chain on Lordship Lane or North Cross rd? If You quote me properly it's clear I said replace. The overall mix between chain and indies has remained fairly constant and I stand by my statement that there is no real trend of chains replacing indies. The Cinema was a church hall, not and independent shop. Some small chains have taken over other small chains- Ie the Franco Manco taking over Draft House etc but the few major chains that are on Lordship Lane for the most part have been here for quite some time now (8 years or more).

  25. M&S is one chain replacing another (Iceland) not an increase in the number of chains. Almost every new shop that's opened to replace an existing shop in the last few years is still independent. This has to do with the small size of the area's retail units that are suboptimal size for most chains. Rye lane has more chains than Lordship Lane- economics has very little to do with it as there are high end and low end chain stores obviously.
