No idea, but Rightmove is accurate. They got my house price correct both times I've bought! Here are the 3 beds this year that have sold for well of 800k this year (most cluster around 850k). For a nice 4 bed period house that is a decent size within central ED, you'll never get it for 630k-875k as mouse price indicates. There are lots and lots of 3 beds in ED that have sold this year for 800k or over so the idea that?s the value of a typical period 4 bed in good condition can?t be substantiated. -
You are being taken for a ride. You should be getting 3 hours of work for that much. Also, a one bed flat only needs an hour or two a week for a very deep clean. I have a 4 bed house and pay that much and to be honest, our cleaner finishes in 2.5 hours rather than the agreed 3 unless I tell her to do something beyond the norm. Get a new cleaner. I wouldn't even bother having a word with her as if you can't trust your cleaner, you really don't want them in your house.

I agree with LD929. There were only 5 houses with 4+ bedrooms that sold in SE22 in May (last records available on rightmove). 3 of them sold for a million quid or more. The two that didn't were somewhat dated. I don't mean fall down wrecks but very old interiors. Even so, they all sold for more than 800k. With that said, it has become more of a buyers market. Things are no where near as mad as they were a couple of years ago and houses seem to stay on the market considerably longer. -
Ski googles are good for adults too. For our first ski trip I bought ski pants and jacket, a fleece, thermal layers (long johns and tops), ski socks, helmet, gloves and neck wrap, small bag pack. This was for the alps. We rented boots, skiis and poles. We loved it so I?m hoping to invest in a good pair of boots before my next trip. Let me know where this sale is on as it sounds great! I agree one lesson is helpful before you go so you at least know how to put on your skis, clean your boots etc. Wasting time and money learning that up in the Alps is a bummer. They have good indoor skiing where you can learn in Milton Kenyes as well as dry slopes.

It might be worth losing money for 6 months on your childcare arrangements (I?m assuming that the reason you say you can?t afford to work fulltime is that the cost of the additional day of childcare wouldn?t be covered by the additional earnings?). Once you are there and have proved yourself a bit, I?m sure the company will be flexible in considering part-time work, particularly in an HR role. If the reason you don?t want to consider full time employment is because your number one priority is to spend the additional quality time at home, then obviously that?s not the right solution. Would it be possible to do 4 longer days instead of 5 days a week as a compromise with an employer looking for a fulltime employee? The other suggestions have been great so I am only trying to think a little outside of the box in case you need to try something else.

Personally I've had terrible issues with Winkworth. They were very dishonest about terms for a sale and only speaking directly to the seller made this clear. Both seller and us then gave them an earful. I think Foxtons is dishonest based on my experience with them on a potential house purchase. I found Haart to be honest but one of the guys there was a bit unfriendly which put me off. I found KFH really disorganised (in 2013) as they missed more than one scheduled viewing which really isn't on. They can also tend to price things at the absolute max of what it can attain, which means their properties can sit on the market for a while waiting for the perfect buyer. Ludlow- they lied to us telling us a flat was available that was actually under offer to someone else. We only figured it out speaking to the developer who was at the house one day as we were passing by. They'd asked the agent to continue marketing it but the agent didn't disclose what the situation was regarding the other offer. Their pricing seems fair though. Peddar seemed okay though Both times we bought (flat then house) the seller's agent was Bushell's who in my experience were both professional and honest. I really liked dealing with them. They are now longer in business though which I suppose suggests that's not the right approach to be a successful agent... My tip would be to select and agent with lots of 3 bed flats on his books / recently under offer. They advantage of having people on your books as an agent is that you can bring them to see things they might not otherwise consider just looking at the online details. A number of people I know ended up buying houses their agents suggested that initially they thought wouldn't work for one reason or another. Is that the freehold lease or the lease of the Chandelier. From reading it, it seemed like the Chandelier had a 20 year lease starting in 2007 (so 12 years left).

Ah got confused.... wrong thread! The Chandelier is being sold. The rent is 33k a year and its being sold for 150k. Something doesn't seem right :)

Gosh, do you have kids? I rented for most of my building work but my friends didn't. One thing that was a life saver was they had the builders temporarily plumb their dishwasher in the dining room. Made washing up much easier. My advice would be to try to keep just one room (could be a bedroom) really clean. The dust will be everywhere but as long as you have one sanctuary that feels normal you hopefully won't go mad. Keep your clothes in that clean room. Also, protect your floors from the builders unless you are planning on replacing them as part of the work being done. Friends doing their loft actually removed their carpet and had it relayed later. We needed to ensure the builders put down floor coverings all ver our wood ground floor. Good luck!

And the owner is trying to sell it like that? I knew the price made no sense compared to the contractual rent.

For me it?s a mixture like Jeremy and our friends are in the early to late 30s age bracket. There are still relatively affordable places in London to buy for a professional (non-finance) couple. Its just a question of how much you want to stay in London. My friends with family already in London are the ones who have really figured out what they were willing to compromise on. London is really unique in that ordinary people still expect to be able to live in houses in the city. In many major metropolises, its taken for granted that you will always live in a flat and no one sees anything wrong with that. People with parents in London have gotten their deposits when their parents downsized. I know two couples for whom this is the case and neither of their families are wealthy beyond the house they bought for peanuts back in the day. I know another young couple who basically have lived with her parents in London paying very little rent for the past two years to save up their deposit. Therefore, I don?t think London will ever become a city just for the rich. People with London families will probably continue to live here (as will their kids) for lots of reasons. There will be more people living in flats (like other big cities), people will move the cheaper neighbourhoods etc. Also, circa 20% of London?s housing stock is socially rented I believe so that in and of itself will ensure socio-economic diversity. It will be harder for people without any roots in London to move to the city but not impossible. Young people having a go will share ever tinier apartments in ever rougher parts of town. I?m not sure that?s ever not been the case though. -

Depends on time of the day. If its not the rush hour, I'd agree the bus to Elephant and than the Bakerloo line can be fastest / easiest. It really depends on where in ED you live though. -

What a shame, that's my vet! Does anyone have a sense if the super market in question is larger or smaller than the COOP on Forest Hill Rd? I'm trying to understand if we are talking about a real super market or not. -
In my experience most parents and children behave pretty well around here. There are only a couple of places I?ve found where you feel like you are genuinely in a cr?che rather than an adult establishment and that?s because they have / had play areas. Something about creating a play area in a pub / restaurant gives parents the green light to treat it like a playground and let their children run around. The Herne on Forest Hill Road was truly a cr?che on a weekend afternoon but I haven?t been back since its changed hands so who knows. The Duck Egg on a weekday mornings can be pretty grim for those without kids though its much better on the weekends. I always feel like the Actress is one of the more family friendly pubs as well on a weekend. From my more carefree days I remember the Bishop typically being pretty kid free and the ones that were there typically were conforming to the adult atmosphere. All of that to say, that you can easily find a pub in ED that feels more adult than child oriented but if you simply dislike children (including those that are well behaved) then you?ll struggle. Parents who think their children?s behavior should not or cannot be moderated in adult environments are bonkers.

I went there on Saturday. It seems creamier than Oddonos which may be more authentically Italian (I don?t know) but really it is a matter of personal taste if you prefer it. I live much closer to Oddonos so won?t be going out of my way to go to Fire and Ice but if I fancy some gelato after lunch or dinner at the Flying Pig, I will definitely go back. They should do a nice trade near the playground and its nice to see more businesses opening up. I wish them well.

However, as Peckham?s image continues to change into part of the East London art and music scene and the station and Rye lane are redeveloped, the view of this part of South London will inevitably change. As high as prices are in inner areas of South London (Peckham Rye, Dulwich etc), they are still considerably lower than comparable areas elsewhere in the city. Some of that has to do with transport connections but most of it has to do with snobbery / fear. -

Haha! I agree that there are plenty of rough areas in North London. For some reason people in North London think our rough areas are much worse than theirs. To be honest, I find much of north London quite scruffy. Most of those who are openly hostile about South London have never been here. I told a colleague (to be fair he was very young) that part of Brixton and Streatham have SW London postcodes and he was genuinely shocked and a little disappointed... He grew up in Barnes! People are peculiar this way. Another colleague from Germany genuinely asked me if Brixton was still in London. He lived in Pimlico. I really had no words. It was 3 stops away on the Victoria line from his flat... -

A lot of people in north London and West London(even South West London) feel that way which is why no matter how much money I earn, I'll probably never move out of South London. That's somewhat misleading though when you put it in a consultation as grounds for delaying opening a school. If what you say is correct , I would strongly urge our local councillor(s) and MP to write to the relevant decision mariners clarifying the position on behalf of the community. -
