This is ridiculous. Dulwich is a family orientated area where people usually live in the houses they buy. There is still high demand due to lack of housing, and you are simply not going to see the market crash. Unless people are buying to then flip the house again in six months then maybe you've got a point about not making tonnes of profit. But buying a home that you can live in for several years not only means you're putting your ? to good use but will generally always improve in value round here. Large super-houses may have cooled off in price but we needed that. This talk of flats and modest houses dropping by 10% is nonsense. It's just speculation breeding speculation. If I was buying now, I'd expect small to medium places to be 1% or maybe 2% cheaper than they were at the beginning of 2016 and I'd be okay with that. To me, now is actually a perfect time to buy. Take advantage of the more sensible pricing and the amazing mortgage rates coming up. To anyone who is midway through a purchase - go for it. My most senior colleagues and peers have crunched the numbers, done their forecasts and it suggests in East Dulwich you will not have a problem making money on your purchase. As much as we'd love to have a bash at the housing market, SE22 is still a great bet for investing what you have. Plus we get to live in this amazing neighbourhood which we are all so lucky to be part of. Amen!

Lovely. I have really enjoyed camping even with toddlers. Once you can makes peace with yourself that this is going to be a more active holiday and less relaxing it actually feels more rewarding. -
Thanks. Oddly I am somewhat relieved. Now if someone in an SE postcode would sell me their house..we have offered on 5 and lost to 5. Genuinely, don't know why there is a lack of stock in this area. Are people not putting their houses up because they can't afford to move themselves? Or is the darned EU referendum as the agents keep using as their excuse? Hopeful that the market will correct itself soon, and I can start thinking about floor tiles again :)

Thanks rendell I just looked and you're not wrong! We might have ?19k leftover which I know is not to be sniffed at, but not sure how much of the two lists of jobs it would cover. Absolutely don't need to fetishise over high spec kitchens and Fired Earth tilings (hey it's Leyton, not Northcote road). A Howdens would do. Thanks

Thanks everyone. Yes they are superficial as the property is structurally ok but would still like to do the works. Maybe we will take a builder round. I think I also need to bear in mind that a full set of windows will also cost a pretty penny.

Hi, we're looking at offering on a small, 3 bed terrace house in East London (sorry ED). It needs work, not because it's a wreck, it's just very 1990s sterile and unloved. We have no idea how much it might be, and pretty nervous about making an offer if we simply then can't afford to do the work we'd like to. For Part 1 it 'needs' * wall removing between kitchen and dining area (stud). It's the original back kitchen, just was divded * replacement of small back window in kitchen for glass doors, e.g bi fold or French * new kitchen with appliances at approx 4.5 x 2.5m * new engineered wood flooring throughout ground floor, 55 sq m * entire garden is paved, needs removing and lawn laying, 11m x 5m * spine wall removing between front room and traditional dining room (load bearing) After that, it probably needs new double glazing throughout (wood to front, uPVC to rear but not casement windows), a new front door and 2 internal doors. But this is Part 2 Phew. Ok, hit me. How much would we need? If too pricey, we simply can't offer and that's ok. Many thanks

Base on a small, 3 bed Victorian terrace. * Double glazing to front bay and 3 upstairs windows * Re-wiring of house plus 3 new sockets * Knock through of wall between lounge and dining room * New carpets to stairs, upstairs landing and 3 small bedrooms * Plastering of 3 rooms * New front door, solid wood - optional extras at this stage - * Demolition of lean-to utility * Add bifold doors to existing back wall Any real life experiences appreciated. It?s been over a year since I used the Thameslink service from Peckham Rye, but I saw today nothing has changed. The 08:16 was dangerously overcrowded, with a pregnant passenger actually yelping. After a very, very slow run along the tracks, we were all kicked off at Blackfriars as they decided to cancel the service. I arrived at City Thameslink 40 mins after boarding. Thank you so much for organising this meeting Renata. Lets talk to others who have been affected and hopefully we can get more people there. -
brother in law in Forest Hill says his place has almost doubled in 6 years. Walthamstow is unaffordable, Tooting's long gone, Peckham is full of BoBos, Kilburn is too pricey..all the fallback places for people needing a bit more space are out of reach for those earning less than what? ?150k? Clearly I am not an economist though. Much has been made in the press the last few days of the prime central London market drastically cooling. Can someone much more intelligent than me (London mix?) pls explain how this could affect the rest of london's property prices? If at all?

Yeah, the transient thing is so true. Even 5 years ago there was a very strong sense of community in ED; everyone seemed to know each other and you'd recognise faces & neighbours. Felt very refreshing. I still think there is a community feel here, but it's far more fragmented and people drift in and out as they are inevitably prices out. I notice the talk at my bus stop has gone from newly qualified teachers and graphic designers comparing notes, to suits and talk of Canary Wharf, second homes and school fees. That's life though I suppose.

Is New Cross out of your price range? The art college allows a good, young vibe. I personally didn't like Annerly when we looked round - felt like the end of the earth. I think S Norwood will get real CP and Beckenham overspill eventually, but that's just a hunch. Do let us know how you get on!

Forest Hill Road Practice - in Meltdown ?

Don't even get me started on this place. Even if one sympathizes with the enormous pressures on the NHS, there are basic, micro level failings at this practice that needn?t be blamed on an economic issue. The doctors are great but the reception team seem like they?re from the reject bin. They?re slow, they?re unhelpful, they sound cross all the time, they don?t make eye contact even when you?ve been in the queue 10 mins, they ask for personal symptoms, they don?t answer the phone, you?re on hold for 35 mins. The really sad thing is that each time I?ve written to the practice manager, she has replied with a petulant, unhelpful, excuses-ridden letter implying that I should be grateful for a country that has a national health service at all. -
