Agents are out to achieve the highest price possible for the vendor. For every ?1000 the buyer pays the vendor the agent gets ?10 based on a 1% commission, so based on a property sold for ?750,000 the agent gets ?7500. i.e. ?10,000 for a property sold for a ?1000000

A property is only worth what a buyer is willing to pay. The vendor can either accept the offer, go through a period of negotiation or wait for a higher offer. I suppose it comes down to how much the buyer wants the property and long the vendor is willing to wait for a buyer at the price they want to sell at.

Spoke with an agent yesterday who told me that their are more buyers then properties available which is resulting in prices remaining high as buyers want to live in the area and so are willing to pay a premium to do so.

Yas, yes Pauline's consortium are tendering, it will be interesting to see who the council award the contract too. In Southwark, they appear to be continuing to provide a library service, shame Lewisham cannot replicate this.

Unfortunately Lewisham Council have already said they are withdrawing funding for the library service as they are with two others in the borough. A tendering process is in progress and the new organisation will start to run the library from June/July this year. A whole thread about this is on SE23.com. I envisage an organisation with current experience of running community libraries are likely to be awarded a contract. This all derives from local authorities funding being reduced by central Government to reduce the National debt. And as regrettable as this is, due to what the last but one Administration did to the UK's finances, the people (everyone) is going to experience the consequences. This is not party political, it is a consequence of what happened. This is not about those who have against those that do not have, it is everybody who is being affected in some way or other. And for the record I believe Osborne is totally Unjustified in penalising the poorest and weakest in society, and in particular those who have it probably harder then the rest of society.

Foxy, thanks for recounting the story about Peckham BHS during the war, do you have any other stories you can share with EDF.

BHS are likely to shrink in size so fewer branches in an attempt to reduce rental payments they pay annually. Would have thought a company of that size would have owned the freeholds. So fewer stores, needing fewer staff with potentially a reduced range of stock.
