I'm not really one for posh wine, but we're already really well catered for on that front. I think the main use for this shop will be people looking for quick convenient grub, slightly better than (or without walking to) Sainsbury's.

Jeremy I think Sainsburys may be a little upset about M&S opening on the lane. It sort of takes away the convenience element for certain snacks ready meals and wines. I think sainsburys DKH may need to up their game, being so close to the station too. I think waitrose may be holding out on the success of M&S in this location before they take a punt on East Dulwich.

Louisa.

    • Thanks very much for that.   I think the better informed we are, the better our discussions will be. The article contained: "That arrest had quite an impact on the [phone theft] numbers for the following month,” said Green.  Here's another indicator, admittedly a piece of police PR,  of how well-targeted police efforts, mostly invisible to us,  can when successful  seriously affect offending figures: https://news.met.police.uk/news/met-police-drive-down-theft-and-robbery-by-84-percent-in-battersea-and-nine-elms-500495.
    • Another excellent article from Jim Waterson's London Centric reporting https://www.londoncentric.media/p/kitchen-foil-and-algerian-markets?utm_source=substack&utm_medium=email Interesting that there seem to be favoured and repeated routes for phone snatching for particular thieves.  Seems ED might be one of them ☹️
    • Anywhere near the Overground/Windrush due to its excellent transport links.  You will get larger place in SE23 for example that will give you enough spare cash for private school if that's what you really want but states schools generally good, reflecting the demographic  Easy to get to the bustling streets of East Dulwich but in ten years see what happens to Forest Hill centre.  The whole of the area is full of green spaces. Access to East Croydon for days out in the South Coast
