Thank you first mate. It will be interesting to see what part precedent plays.

Elsewhere,the draft servicing management plan, referring specifically to M & S, and its proposed delivery and waste policies, makes for interesting reading.

Having read the planning link (see First Mateas' entry above) I am further in understanding the complications

which will arrive from the approval of an M & S store. All those people in favour should have a good read of this link to see that any change in size of the store and the implications of additional residential accommodation would have a dramatic effect on local residents. I suppose if you want your daily life disrupted from 6 am to late evening

by the arrival of refridgerated lorries on daily basis, Your car bashed in as lorries try to negotiate a tight turn in to the delivery yard. . build up of traffic in LL as motorists try to reverse out of Chesterfield as road is blocked by lorries, your and your children's lives put at risk by lorries mounting the pavements as road is too narrow.................!!.

Even driving a family size car out of Iceland's car park is tricky due to the poor visability, the angle you need to swing out onto the road, means you can easily meet an oncoming vehicle who is travelling too fast for the road.


I have never been in favour of having an M & S or a Waitrose in ED - although I agree that their goods are generally of a high quality, the costs for the most part are outside most people's reach. I do feel M & S sandwiches

and their meal packages ( Dine in for ?10) are good value, but the majority of it's food products are over price. When my mother was alive, she asked me to find out whether M & S did an asparagus soup - they did but at ?1.50 a tin ( this was about 3 years ago) it was way beyond an OAP budget.

I requested this planning applciation be called-in. This has been agreed.

It will now go to a planning committee and yesterday the officers I chased about when told me after the summer holidays.


Talking to a local residents they believe they've found a legal problem in that the application assumes rights of ways that they don't have. That after the death of a resident whose property was accessed via a service yard it wouldnt be legal for this application to do that.


The more I hear the more of a pickle this application appears to be.


For those that want an M&S Food - and I do REALLY like their chocloate biscuits - I'm sorry the developer appears to have made a mess of the applciation.

Those against it wont happen anytime soon without a major redesign.

So if the application does get rejected - which obviously is still speculation - I wonder what could happen to the site? If the developers have decided they want to increase the rent they get from the building and Iceland's lease is coming to an end, would the developers give Iceland a rolling/temporary lease? Or would Iceland bother to stay there if it looks like the developer is after more rent than they are willing to pay?

Well speaking to an employee of Iceland's they are all very well aware it is going..


I suspect M&S will not take it over and that the site may remain empty for a while.


Probably will become offices... with some accommodation...

I do shop at Iceland like some of their products, don?t have a problem with Iceland it does cater for all sorts of people what I find funny those who poo poo Iceland because they think it lowers the tone are forgetting ED is not just for the elite all walks of life live here. I spoke to one of the staff about this subject she said yes there lease will ran out in October and she is forced to work miles out or lose her job.


She also said the same people who look down at Iceland are the same people who shop there but they don?t tell the friend and neighbours they do.

Hi Peckham rose, I personally think the Dulwich Hospital site will serve the community better as an open space, community centre, another school perhaps, who knows, but not another supermarket. The team who are currently working on the Dulwich community garden, including local councillors, and the local residents association hopefully agree with me on this, and we are currently working towards a consultation for the site. We have nicknamed it 7 acres :)

To claim that a mess has been made of the application is somewhat disingenuous. Its the kind of thing that isnt immediatly obvious, even during due diligence checks. Perhaps they knew but applied anyway, because you never know what might get through ...


If there is a problem, M&S will simply re-apply, having dealt with the issues. A standard approach would be to apply for everything that you want, knowing that somethings will get not be accepted. You sacrifice the nice and so keep the nescessary.

It would be worthwhile reading this thread in conjunction with that on house prices (sanity check) in ED- what posters there are saying is that the demographic in ED is changing - driven by amongst other things the costs of moving here. Hence, perhaps, the apparent fact that Iceland isn't prepared to die in a ditch to retain their Lordship lane store - as the incumbent they had the best opportunity of working with the ground-landlord - but they have chosen not to make that investment. Clearly M&S felt that investing in new ED-ers made more sense for them.

Having worked for M+S as a section manager in a simply food store, I can say that it will be a nightmare if they open a store on Lordship Lane. Deliveries require a loading bay with a hydraulic lift, and I can't see how they will fit that in if they remove the car park. I would love to see how they will be able to reverse a 60ft lorry onto a loading bay on that tiny road without hitting cars and walls. Also, it will be really fun noise wise at 6am to listen to delivery lorries everyday.

      You are probably right that bluebottles spread disease from the excrement. I will Google it. I suppose the consequences depend on  what disease the excrement may have, where the bluebottles go next, and how and to what or whom the disease may be spread. I didn't say the bluebottles weren't spreading disease. I said they were eating the excrement. It's an important part of nature keeping things in  equilibrium, otherwise the earth would be covered in shit. I don't see bluebottles  around  anywhere else, except on dog mess, so I don't know where they could be spreading disease to, but that doesn't mean they aren't. You may well be right, again, about a few people feeding foxes, but how do you know people are feeding these things you mention  to foxes? Have you seen them doing it? Again, I'm not saying they aren't, but I've never seen anybody feed a fox, nor to the best of my knowledge do I know anybody who feeds foxes. Yes, obviously "urban" foxes were not here before humans, for obvious reasons. But foxes would have been,  when it was woods and countryside, before London expanded.  They have just as much right to be here as us. More, probably. And it's a forum. For discussion. If people agreed on everything or didn't ask for more information, there would be no forum. Why shouldn't I question what you and others say? I was taught to question things. Unquestioning acceptance has led - and is still leading - to a lot of evil and misery. If everyone just accepted everything they read or heard, as you seem to be telling me to, the world would be in a worse mess than it already is. There's a massive amount of false information being put around on social media and elsewhere, a lot of it deliberately. I'm not saying yours comes into that category. If memory serves, you also  have quite a track record, but it's  of posting statements on this forum which you can't back up, and it isn't just me who questions them. Apologies to everyone else for the long post. Back to foxes!

      They've got strong immune systems allowing them to eat a variety of food in a variety of conditions.  I expect most have various parasites.  There again the neighbour's cat seems to have fleas.  We get as much, maybe even more, cat poo in the garden.
