I have been approached by a friend to see if i will rent out my spare room to his friends daughter. She has recently qualified as a solicitor & requires accomodation in London. I have a double room & she will share a bathroom with me. i live on Wood Vale so whilst transport isnt on the door step it is easy to get to both Forest Hill & the Dulwich stations. Having never lived in rented accomodation i have no idea what i should ask her for rent. Does anyone else have a lodger & how do you find it? what does your lodger expect to be in with the rent etc. Any tips would be appreciated.

You can receive up to ?4,250 a year tax-free (?2,125 if letting jointly) by letting furnished rooms in your home. This is known as the Rent a Room scheme.


So that works out to just under 400 pcm, but under this scheme you can't claim back an letting-related expenses.


You have to weigh that up agaist whether you'd be better off declaring the rent for tax purposes, then claiming back expenses. But if you don't really have any related expenses, then the maybe the Rent a Room scheme is for you.

    • I haven't had a rude EVRI delivery but last week I had an unexpected delivery at 10.42 pm. He didn't ring the bell or knock on the door (or rattle the letter flap) but just took a photo and put the box down.  If it hadnt been for the door camera giving us a beep we would never have known there was a parcel ready to sit there all night.  
    • Sorry if I’m being slow but there’s no point in having a gate then is there?  Would have thought it was basic manners to respect someone’s property 
    • I didn't say wedge it "slightly" open. I meant to wedge it fully open. 
    • I have a rescue Spanish greyhound (galgo) from the charity mentioned above. You can contact Greyhounds in Need or one of the more local Kent greyhound rescue charities. They are fantastic family dogs. They do love walkies 2 or 3 times a day but they actually don't need to be walked too far and then they will happily loaf around on the sofa being very chill. They are brilliant with kids but not recommended if you own a cat as they have a strong prey drive. They also should be kept on the lead in local parks. They prefer to be around other sight-hounds (well my one does) and there are loads of local sighthound owners in Peckham, Crystal Palace etc and a very lively WhatsApp group that is brilliant if you need dog sitting as you can usually find someone to do that for free in return for you looking after the dog at a later date etc.
